Homes for Sale in Sebastian FL: Neighborhood Guide

Homes for Sale in Sebastian FL: A Neighborhood by Neighborhood Guide

  • Sebastian’s typical home value sat around $350,000 in mid 2026 (Zillow, July 2026), and Redfin’s median sale price for June 2026 was about $358,000.
  • Most of the city is the old General Development Corporation plat known as Sebastian Highlands, where you’ll usually find quarter-acre lots, no HOA, and septic systems.
  • Gated HOA neighborhoods like Collier Club and Sebastian River Landing were built mostly between 1999 and 2016 and trade in roughly the high $300,000s to low $500,000s.
  • Sebastian has about 12,000 septic tanks, and Florida law pushes owners in the lagoon protection areas toward sewer or upgraded systems by July 1, 2030, so ask about it on every house.
  • Check the flood zone before you fall for anything near the Indian River Lagoon or the St. Sebastian River. The city will look it up for you for free.

Homes for sale in Sebastian, FL right now fall into four groups: Highlands houses on big lots with no HOA, gated HOA subdivisions off CR 512, 55+ manufactured home communities, and a thin slice of riverfront. Each one comes with its own costs and its own questions. This guide walks through them one group at a time, with the price bands and the things I check before anyone writes an offer.

Sebastian is the most populous city in Indian River County, with about 25,000 people at the 2020 census, and it sits at the north end of the county where the St. Sebastian River meets the Indian River Lagoon. If you’re still deciding between the two towns, read my Vero Beach vs. Sebastian comparison first. Vero is about 20 minutes south.

What homes for sale in Sebastian, FL cost

Two data sets, two slightly different answers, which is normal. Zillow put the typical Sebastian home value at $350,279 as of July 31, 2026, down 0.8% over the year. Redfin’s median sale price for June 2026 was $357,805, up 2.2%, with 168 homes sold and a median of 82 days on market. Homes were selling for about 3% under list on average.

That tells you two things. Prices are flat. And sellers aren’t getting their way on every deal, so there’s room to negotiate on a house that’s been sitting. My reasonable offer chart is a good starting point for where to come in.

Area What you get Rough price band HOA
Sebastian Highlands Block homes on about quarter-acre lots, 1970s to new builds New Adams Homes builds listed from about $400,000 to $438,000 None
Collier Club Gated, 3 to 4 bedroom homes, 1,400 to 2,600 sq ft Recent sales averaged about $447,000 Yes, small monthly fee
Sebastian River Landing Single-family, 1,545 to 3,025 sq ft, built 2005 to 2016 Closed sales from about $300,000 to $545,000 Yes, low
Park Place (55+) Manufactured homes, land lease Listings from about $125,000 to $195,000 plus lot rent Lot rent instead
Riverfront and Roseland River lots, docks, older and custom homes Waterfront in Roseland runs from about $800,000 to $1.5 million Usually none

Treat these as bands, not appraisals. They come from recent listing and sold data, and they move every season.

Sebastian Highlands: most of the city, no HOA

In the late 1950s, General Development Corporation laid out the streets and drainage for about 15,000 single-family home sites in what’s now Sebastian. That plat, Sebastian Highlands, is most of the city. Houses went up a few at a time from then through the late 1990s, and builders are still filling the empty lots today.

What you get is a normal Florida block house on about a quarter acre with no HOA. You can park a boat or an RV in the yard, which is a big reason people pick the Highlands. Adams Homes, for one, is building there now with plans from 1,540 to 2,265 square feet, listed from about $400,000 to $438,000.

The trade-off is the utilities. Adams markets its Highlands homes with county water and a private septic system, and a lot of the older homes have septic too. I cover the lots, streets, and resale patterns in detail in my Sebastian Highlands guide.

Gated HOA neighborhoods off CR 512

If you want a gate, a pool you don’t have to clean, and neighbors who all mow on the same schedule, look west along CR 512. These are the two best known.

Collier Club is a gated single-family neighborhood with a clubhouse, pool, exercise room, billiards room, tennis and pickleball courts, and a community park. Homes run from about 1,638 to 3,105 square feet. Only four homes changed hands in the last year in one data set, averaging about $447,000, and they sold in about 38 days. Low turnover means you’ll wait for the right one. More in my Collier Club Sebastian guide.

Sebastian River Landing was built from 2005 to 2016, mostly 3 and 4 bedroom homes averaging about 2,100 square feet. Closed sales have run from about $300,000 to $545,000, with a median around $371,000. The HOA is on the low end. It’s one of the better values in town for a newer house with some amenities. See my Sebastian River Landing guide.

There are others worth a look, including Sebastian Lakes off Barber Street and Cross Creek Lake Estates near CR 512 and Powerline Road.

55+ and manufactured homes in and near Sebastian

Park Place is a 55+ manufactured home community run by Sun Communities at 1001 West Lakeview Drive. It dates to 1984, has 476 sites, and sits around a spring-fed lake with a pool, clubhouse, fitness center, and tennis and pickleball courts. Listings on Sun’s site recently ran from $125,000 to $195,000. You own the home and rent the land, so add the monthly lot rent to your budget. My Park Place Sebastian guide has the details.

Just over the county line in south Brevard is Barefoot Bay, a big manufactured home community where you own the lot. It borders Sebastian and most people who live there shop and eat in Sebastian. See Barefoot Bay homes for sale and my roundup of manufactured homes for sale in Sebastian, FL.

Riverfront along Indian River Drive and Roseland

Sebastian runs along almost 9 miles of the St. Sebastian River, and Indian River Drive follows the lagoon through the old downtown. That’s where the fish houses, the restaurants, and the riverfront homes are. There isn’t much inventory, and what comes up sells on the view and the dock.

Roseland is the unincorporated area just north of the city, between the St. Sebastian River and the Indian River. It has a mix of ranch homes, older houses, mobile homes, and large waterfront properties with private docks. Waterfront homes there run roughly $800,000 to $1.5 million. Because it’s unincorporated, county rules apply, not city rules, which matters for permits and short-term rentals.

New construction in Sebastian

New homes in Sebastian mostly show up two ways. Production builders put spec homes on scattered Highlands lots, and a few newer subdivisions sell out phase by phase. The Highlands route gets you a bigger lot and no HOA. The subdivision route gets you amenities and a gate. I keep a running list in new homes in Sebastian, FL, and the countywide view is in my Vero Beach new home builders post.

Septic, sewer, and the 2030 deadline

Sebastian has about 12,000 septic tanks inside city limits. Florida’s Indian River Lagoon Protection Program requires owners in the covered areas to connect to sewer or switch to an enhanced nutrient-reducing septic system by July 1, 2030. The county’s utilities director has put the cost to a homeowner at anywhere from $5,000 to $23,000.

The city and county broke ground on a sewer project in the Community Redevelopment Area along Indian River Drive in September 2025, with a state grant to help owners connect. Outside that area, it’s house by house. On any septic home, I want two answers before we write an offer.

  • Is county sewer in the street, and what’s the connection cost?
  • How old is the tank and drain field, and when was it last pumped or inspected?

And I’ll push for a septic inspection as part of the home inspection. The full county picture is in my septic to sewer in Indian River County post.

Flood zones and insurance

Sebastian’s drainage runs through canals, ditches, and swales to the St. Sebastian River. Homes near the river, the lagoon, and some of the canals sit in the floodplain. The City of Sebastian’s Community Development Department will tell you the flood zone, map panel, and FIRM date for any address in the city at (772) 589-5518, and it may have an elevation certificate on file. The county also has a free online flood zone map.

Get an insurance quote before your inspection period ends, not after. Wind mitigation and four-point reports can change the premium a lot on an older Highlands house. Start with wind mitigation and four-point inspections and Florida hurricane and flood insurance.

Schools, commute, and daily life

Sebastian is part of the School District of Indian River County. The city has three elementary schools (Sebastian Elementary, Pelican Island Elementary, and Treasure Coast Elementary), two middle schools (Sebastian River Middle and Sebastian Charter Junior High), and Sebastian River High School. See my schools guide for the county picture.

For driving, US 1 runs along the river side of town and CR 512 takes you west to I-95. Melbourne Orlando International Airport is about 30 minutes north. The inlet and the beaches on the barrier island are 15 to 20 minutes away. For weekends, see things to do in Sebastian.

What I’d do before buying in Sebastian

Pick your group first. A Highlands house with no HOA and a septic tank is a very different purchase from a gated home with a $100 fee and county sewer, and a 55+ land-lease home is different again. Once you know which one fits, pull the flood zone, get the septic answers, and price the insurance before you get attached.
