Manufactured Homes for Sale in Sebastian FL: Parks, Prices, and Pitfalls

  • Most manufactured homes for sale in Sebastian, FL sit in land-lease parks, where you buy the home and rent the lot, so the monthly lot rent matters as much as the price.
  • The biggest land-lease option in town is Park Place, a 55+ Sun Communities park with about 476 sites off West Lakeview Drive.
  • If you want to own the land under your home, the main choice is Barefoot Bay, just north of Sebastian in Brevard County, where the median price was about $163,000 in August 2026.
  • Homes in a land-lease park are usually financed with a chattel loan, not a regular mortgage, and that means higher rates and shorter terms.
  • Look for homes built after mid-1994, when HUD’s tougher wind standards kicked in. Older homes are harder to insure and harder to resell.

Manufactured homes for sale in Sebastian FL are the cheapest way to own a home near the Indian River Lagoon, and for a lot of retirees they’re the right call. But the sticker price is only half the story. A $125,000 home in a park with rising lot rent can cost more each month than a $200,000 home on land you own. Before you look at floor plans, decide which of the two models you want.

Land-lease vs. owned land: the choice that drives everything

In a land-lease community, you own the home and rent the lot from the park owner. You pay lot rent every month, and the park owner can raise it. In Florida, Chapter 723 of the Florida Statutes governs mobile home park lot tenancies, and it gives you some protection. Parks with 26 or more lots have to give you a prospectus before you sign, and you get 15 days after delivery to void the lot rental agreement. Lot rent increases need 90 days’ written notice.

In an owned-land community, you buy the home and the lot together. There’s no lot rent. You pay property taxes, any HOA or district assessment, and your own insurance. Your home can go up in value along with the land, which is much less true in a land-lease park, where buyers price in the lot rent.

Here are the main communities, with what I could confirm from the operators and listing sites.

Smaller parks line US-1 north of town, including Whispering Palms, River Grove, and Shady Rest. Directory listings show them as all-ages, but I haven’t confirmed that with each park.

Park Place

Park Place is the big one inside Sebastian city limits. Sun Communities runs it as a gated 55+ community with about 476 sites. Amenities include a large clubhouse and recreation center, a fitness center, a pool, tennis and pickleball courts, shuffleboard, bocce, a library, a spring-fed lake, and boat storage. Pets are allowed with breed restrictions.

When I checked in September 2026, Sun’s site showed featured homes from about $125,000 to $195,000. Lot rent is separate. A 2018 profile listed lot rent of $740 to $881 a month depending on the site, including trash pickup and lawn service, with water, sewer, and electric billed separately. Those numbers are old, so get the current rent in writing.

Palm Lake Club and Pelican Bay

Palm Lake Club is a smaller 55+ community on Treasure Circle in Sebastian, managed by Newby Management. It has 136 sites around a 16-acre lake, with heated pools, a clubhouse, a library, shuffleboard, and horseshoes. It’s pet-friendly with community approval.

Pelican Bay is a Sun Communities 55+ park on US-1 in Micco, just north of the county line. Its selling point is the water: a private fishing pier on the Indian River Lagoon, plus boat and RV storage, a pool, a clubhouse, and a dog park. In September 2026, featured homes ran about $82,000 to $135,000, before lot rent. Pets are limited to two, with no aggressive breeds.

Barefoot Bay: the owned-land option

Barefoot Bay is the largest manufactured home community in Florida, and it sits in south Brevard County, not in Sebastian. It borders Sebastian’s north side and uses Micco and Barefoot Bay addresses. Homeowners own their lots. The Barefoot Bay Recreation District runs the pools, golf, courts, and clubhouses, and every property pays an annual district assessment.

One market report put the Barefoot Bay median price at about $163,000 in August 2026, with homes taking around four months to sell. Financing a manufactured home

How you pay depends on the land.

  • In a land-lease park, the home is personal property. Most buyers pay cash or use a chattel loan, which usually carries a higher rate and shorter term than a mortgage. Some park operators, including Sun, connect buyers with third-party lenders.
  • On owned land, a home built to the HUD code (after June 15, 1976) that’s permanently attached to the lot and titled as real property can qualify for conventional, FHA, or VA financing, depending on the lender.

Get pre-approved before you shop. Lenders are pickier about manufactured homes than site-built houses, and some won’t touch older units at all.

Home age, wind zones, and insurance

After Hurricane Andrew, HUD raised the wind standards for manufactured homes, effective in 1994. A home built after that carries a data plate showing its wind zone rating. Find the data plate, usually inside a kitchen cabinet or the main bedroom closet, and make sure the rating fits where the home sits.

Pre-1994 homes are cheaper for a reason. They’re harder to insure, harder to finance, and harder to sell. If you buy one, get insurance quotes before your inspection period ends, not after. Also have the home inspected by someone who knows manufactured housing: tie-downs, the roof-over, the belly wrap, and any additions like Florida rooms that may not be permitted. What I’d check before buying manufactured homes for sale in Sebastian FL

Get the current lot rent, the last three years of increases, and the prospectus if it’s a land-lease park. Get the district or HOA budget if it’s owned land. Check the year built on the data plate, then get an insurance quote on that exact home. Then compare your total monthly cost against a small condo or a villa, because at these prices the numbers can be closer than you’d think.
