$350,000 is where buying a house in Vero Beach stops feeling like a scavenger hunt. On October 14, 2026, the search for homes for sale under $350,000 in Vero Beach returned 122 single-family houses. That’s enough to compare, walk away from the wrong one, and still have options next week.

Meet the median house
If you averaged out this list into one house, it’d look like this. Three bedrooms. About 1,341 square feet. An asking price around $289,950. Somewhere on the mainland.
That’s a modest house. It’s a starter home for a young family, a downsize for a retiree, or a winter base for a snowbird who doesn’t want condo rules. What it isn’t is a big house. If 1,341 square feet sounds tight, you’ll need to look higher. The median under $400,000 was 1,538 square feet on the same day.
Bedroom counts:
| Bedrooms | Listings |
|---|---|
| 3 | 77 |
| 2 | 32 |
| 4 | 10 |
| 5 or more | 2 |
One listing showed no bedroom count. Ten four-bedroom houses is a big jump from the three that showed up under $300,000. Families who need that fourth room should start here.
What the extra $50,000 bought
Under $300,000, the search showed 74 houses. Under $350,000, it showed 122. Here’s where those 48 new houses came from by zip code:
- 32967 went from 18 to 36
- 32966 went from 9 to 18
- 32962 went from 28 to 37
- 32968 went from 6 to 12
- 32960 went from 13 to 19
The north and west mainland zips doubled. That’s 32967 and 32966. Those areas tend to have newer subdivisions and bigger lots than the older streets closer to US-1. South county 32962 still had the most listings overall, 37 of 122.
The barrier island still didn’t show up. Zero listings in 32963. Beachside living at this budget means a condo, and my guide to Vero Beach condos for sale is the better place to start for that.
Read the listing before you drive out
With 122 choices, your time becomes the limit. Here’s how I’d cut the list down from a laptop:
Sort by price per foot. Two of the top listings both asked $349,900. One in 32962 had 1,556 square feet, about $225 a foot. One in 32967 had 2,032 square feet, about $172 a foot. That’s 476 more square feet for the same money. Find out why before you pick.
Check the year built and roof age. An older roof can make the house hard to insure. Ask the listing agent for the roof permit date and any existing wind mitigation and four-point reports.
Look for “55+” or “age restricted.” Some listings in this range sit inside 55+ communities. They can be great value, but only if you qualify and like the rules. My list of 55+ communities in Vero Beach helps you spot them.
Look for HOA fees. Many newer subdivisions in 32966 and 32967 have an HOA. Ask what it covers and whether any special assessments are planned.
Check sewer or septic. It affects your inspection and your long-term costs. Ask the seller for the last pump-out date if it’s septic.
Your monthly payment is more than the mortgage
At $289,950, the loan payment is only part of the bill. In Vero Beach you’ll also carry homeowners insurance, maybe flood insurance, property taxes, and maybe an HOA. Get all four numbers before you decide what you can afford.
Property taxes reset when you buy, so don’t go by what the seller pays now. If it’ll be your main home, file for homestead the first January you can. My Indian River County property tax guide walks through how the bill works.
Who’s buying in this band
I see three kinds of buyers here most often. First-time buyers coming out of rentals. Retirees selling up north and paying cash. And snowbirds who want a house they can lock up in May. Each one shops differently.
First-time buyers usually need a house that passes FHA or conventional appraisal. Retirees can buy older houses as-is and fix them up. Snowbirds care most about hurricane prep and low maintenance. Knowing which group you’re in tells you which half of these 122 listings to ignore.
FAQ
Is $350,000 enough for a house in Vero Beach?
Yes, for a modest mainland house. On October 14, 2026, there were 122 to choose from, and the median was $289,950.
Should I look in Sebastian instead?
Look at both. Sebastian’s under-$350,000 search returned 20 houses that day with a $296,995 median. Vero Beach had six times as many. My Vero Beach vs Sebastian comparison covers the lifestyle differences.
