Condos for Sale Under $200,000 in Vero Beach: What 66 Listings Show
Overview
- When I ran this search on October 14, 2026, it returned 66 condos for sale under $200,000 in Vero Beach.
- The median list price was $139,950 for a 1,000 sq ft unit, which works out to about $140 a foot.
- None of the 66 sat on the barrier island. Every one was on the mainland, and 43 were in the 32962 zip.
- At this price, the condo association’s finances matter more than the unit’s countertops.
Condos for sale under $200,000 in Vero Beach still exist, and there are more of them than most buyers expect. You’ll be on the mainland, you’ll most likely get two bedrooms, and you’ll be buying a share of an older building’s bills along with your unit. Get the building right and this is one of the cheapest ways into Indian River County. Get it wrong and a special assessment can wipe out the savings.

What $139,950 gets you
The middle of this band is a two-bedroom unit right around 1,000 sq ft. That’s the typical listing, and the bedroom count backs it up. Of the 66 condos, 46 had two bedrooms. Another 18 were one-bedroom units. Only 2 had three bedrooms.
The range runs from $79,000 at the bottom to $199,900 at the top. The two cheapest units I saw were a $79,000 two-bedroom with 1,180 sq ft and a $90,000 one-bedroom with 750 sq ft. Both were in 32962. The two at the top tell you something too. One was a $199,000 two-bedroom with 1,433 sq ft in 32966. The other was a $199,900 two-bedroom with 1,076 sq ft in 32960.
So the same $199,000 can buy you 1,433 feet in one building or about 1,076 in another. Location and building age drive that gap. Size alone doesn’t.
Of these 66 listings, 42 were under $150,000. That leaves 24 between $150,000 and $200,000. If your budget sits near the top, you’re choosing from a short list. Want the bargain-bin end of this market? I break it down in the under $150,000 condo guide.
Every one of them is on the mainland
Here’s the zip split from the October 14 search:
| Zip | Listings |
|---|---|
| 32962 | 43 |
| 32960 | 15 |
| 32966 | 5 |
| 32967 | 3 |
| 32963 (barrier island) | 0 |
Zero on the island. If you want to walk to the ocean from your condo, this budget won’t do it. The cheapest beachside condo on the market that day was listed at $314,900.
That’s fine for a lot of buyers. The beach is a short drive from most of the mainland. If the zip codes are new to you, my Vero Beach zip code guide shows where each one sits.
32962 dominates this band. It’s the south mainland side of town.
Read the association before you read the listing
A $140,000 condo with a shaky association is a worse buy than a $185,000 condo with a healthy one. I’d tell any buyer in this band to ask for the association documents before getting attached to a unit.
Florida tightened condo rules after the Surfside collapse in 2021. Buildings three stories and up now need milestone structural inspections once they reach a set age. Associations also need a structural integrity reserve study, and boards can’t skip funding reserves for big items like roofs and structure the way some used to. Older, cheaper buildings are where these rules bite. When reserves were thin for years, the bill shows up as higher monthly fees or a special assessment.
Ask for these four things early:
- The current budget and reserve balance
- The latest milestone inspection or reserve study, if one has been done
- Minutes from the last 12 months of board meetings
- Any special assessment that’s been voted on, or is being discussed
The board minutes are where you’ll find out about the roof nobody wants to pay for.
Monthly fees in this band vary a lot.
Two other rules can knock a unit off your list fast. Some complexes are 55+ communities. Some limit or ban rentals, or require you to own for a period before you can lease. If you’re buying to rent out, check that before anything else. My guide to 55+ communities in Vero Beach covers how age rules work here.
Cash buys this band more easily than a loan
A lot of condos at this price sell to cash buyers. Part of that is the price. Part of it is lending. A building with low reserves, pending litigation, or open structural repairs can be hard to finance. Some lenders simply won’t lend in it.
If you need a mortgage, get your lender looking at the building early. Don’t wait until after inspection. You can lose two weeks and your inspection money finding out a building won’t qualify.
You’ll also need an HO-6 policy, which covers the inside of your unit. The association’s master policy covers the structure. Your cost depends on the building, the floor, and the age of the roof and windows.
If you’re paying cash, you have an edge here. Sellers in this band often take a lower cash offer over a higher financed one because it’s more likely to close. I wrote about that in my post on Vero Beach cash buyers.
How I’d run this search
Start with two bedrooms. That’s where most of the inventory is, and it’s what the next buyer will want when you sell.
Then save the search on sterlingluxe.com and turn on alerts. With 66 listings, new ones show up every week, and the good-value units in decent buildings don’t sit long.
When a unit looks right, ask for the condo docs the same day you ask for a showing. You’ll rule out half the list on paper. That saves a lot of driving.
If you find your budget can stretch, look at the under $300,000 condo search. The extra room adds a few more units, mostly in 32966 and 32967. My Vero Beach condos for sale page covers every price point.
FAQ
Can I find a beachside condo under $200,000 in Vero Beach?
Not right now. On October 14, 2026, none of the 66 listings in this band were in 32963. The cheapest island condo on the market was $314,900.
Are one-bedroom condos a good buy at this price?
They’re cheaper going in, but there were only 18 of them and they’re harder to resell. If you can afford a two-bedroom, I’d buy the two-bedroom.
