Homes for Sale Under $400,000 in Vero Beach: What 199 Listings Show
Overview
- When I ran this search on October 14, 2026, it returned 199 Vero Beach houses priced at $400,000 or less, with a median ask of $339,000.
- The median house in the search has 1,538 square feet and lists at $212 a foot.
- Three-bedroom homes make up 128 of the 199, and zip 32967 alone holds 69 listings.
- None of the 199 sit on the barrier island (32963), so plan on a mainland house at this price.
Raising your cap from $350,000 to $400,000 is the biggest jump in choice you’ll get in this part of the market. When I ran the homes for sale under $400,000 in Vero Beach search on October 14, 2026, it returned 199 houses. The same search capped at $350,000 returned 122. That’s 77 more houses for $50,000 more budget. If your lender and your monthly numbers allow it, I’d look at this band before you settle for less house below it.

The extra $50,000 buys room, not a better price per foot
Here’s the part most buyers miss. Price per foot barely moves between the two caps. The under-$350,000 search had a median of $210 a foot. This one sits at $212. You aren’t paying a premium per foot to move up. You’re buying more of it.
At the median, that works out to about 197 more square feet. The median house under $350,000 had 1,341 square feet. Under $400,000, it’s 1,538. For a family, that can be the gap between a third bedroom used as an office and a real fourth bedroom.
The bedroom counts back that up. Four-bedroom houses went from 10 listings under $350,000 to 30 under $400,000. The full mix on October 14 looked like this:
- 3 bedrooms: 128
- 2 bedrooms: 38
- 4 bedrooms: 30
- 5 or more: 2
Look at the two listings right at the cap. Both asked exactly $400,000. One was a 3-bedroom with 1,600 square feet in 32968. The other was a 4-bedroom with 2,017 square feet in 32967. Same price. The second house had 417 more square feet and an extra bedroom. That’s what zip code and condition do to a price, and it’s why I never judge a house by its asking price alone.
The bottom of the search started at $79,900. A house that cheap almost always comes with a catch you need to price in.
Where the 199 houses sit
The north end of the county carries this search. Here’s the zip count from October 14:
| Zip | Listings |
|---|---|
| 32967 | 69 |
| 32962 | 44 |
| 32966 | 41 |
| 32968 | 23 |
| 32960 | 22 |
| 32963 | 0 |
Zip 32967 covers the north county, including Vero Lake Estates. 32962 is the south mainland. 32966 runs west. 32960 is the older central part of town. If you don’t know the zips yet, my Vero Beach zip code guide maps them out.
One shift stands out. 32966 had 18 listings under $350,000 and 41 under $400,000. That’s more than double.
What I’d check before writing an offer
The older the house, the more these four checks matter. I run them every time.
Roof age and the insurance quote. Get a quote before you go under contract, not after. Florida carriers look hard at roof age, and an old roof can make a house hard to insure. Ask the seller for an existing wind mitigation and four-point inspection report. A good wind mit report can cut your premium.
Septic or sewer. Many mainland and north county homes still run on septic. That isn’t a deal breaker. It does mean a septic inspection, and it may mean a future hookup cost. Read up on septic to sewer in Indian River County before you buy in a neighborhood on the conversion list.
Flood zone. Pull the flood zone from the county map or the survey. A house in an AE zone will need flood insurance if you finance it. A house in X often won’t.
Water source. Some north county homes have a well. Get the water tested. It’s cheap and it’s fast.
Why the $400,000 line matters when you search
Sellers price to the round number. You saw it above: two houses at exactly $400,000. A lot of buyers set their search cap at $400,000 and miss houses listed at $405,000 or $410,000 that may sell at $400,000. If your true ceiling is $400,000, set your alerts a little above it and let the offer do the work. My reasonable offer chart helps you set that number.
Save the search on sterlingluxe and turn on email alerts. New listings in this band get looked at first by buyers who already have alerts on.
FAQ
Can I buy a beachside house in Vero Beach for under $400,000?
Not on October 14, 2026. The search returned zero houses in 32963. If the beach is the goal at this budget, look at condos. On the same day, 7 of the 12 Vero Beach condos listed between $300,000 and $500,000 were in 32963. Start with my guide to Vero Beach condos for sale.
Is $212 a foot a fair price?
It’s the median asking price, not the median sold price. Use it to spot outliers. A house at $160 a foot in this band needs a reason. So does one at $280.
