Homes for Sale Under $500,000 in Vero Beach: Where the Bigger Houses Are

Overview

  • On October 14, 2026, a search for Vero Beach houses at $500,000 or less returned 279 listings with a median ask of $365,000.
  • Only 80 of those 279 are priced above $400,000, and that top slice is where most of the 4 and 5 bedroom houses live.
  • Zip 32967 holds 107 of the 279, more than any other zip by a wide margin.
  • One listing sits on the barrier island, so treat this as a mainland budget.
  • The median works out to 1,656 square feet at $217 a foot.

The homes for sale under $500,000 in Vero Beach are mostly priced well under $500,000. When I ran this search on October 14, 2026, it returned 279 houses. The median was $365,000. The same search with a $400,000 cap returned 199. So 199 of the 279 sit at $400,000 or below, and just 80 fall between $400,000 and $500,000. If you’re shopping with a $500,000 budget, those 80 are your real list. The rest are houses you could buy for a lot less.

Start with the 80, not the 279

I’d set the bottom of your search at $400,000 and look hard at what’s left. A wide search makes the market look deep. A tight one shows you what the money buys.

Here’s how bedroom counts change when you compare the under-$500,000 search with the under-$400,000 search:

Bedrooms Under $400K Under $500K Added by the top $100K
2 38 44 6
3 128 167 39
4 30 54 24
5 or more 2 13 11

Read the right column. Of the 80 houses priced between $400,000 and $500,000, 35 have four or more bedrooms. Below $400,000, only 32 of 199 do. Big families should spend their time in the top slice.

The two priciest listings in the search show how much size varies at the cap. One asked $499,900 for a 3-bedroom with 2,290 square feet in 32968. The other asked $500,000 for a 3-bedroom with 2,436 square feet in 32966. Both are around $205 to $218 a foot, near the band’s $217 median. Neither one is a bargain or a stretch on paper. The inspection will tell you which is the better house.

The north county does the heavy lifting

Zip counts from October 14:

  • 32967: 107
  • 32966: 58
  • 32962: 54
  • 32968: 32
  • 32960: 27
  • 32963: 1

Zip 32967 has 38% of all listings in the search. It added 38 houses between $400,000 and $500,000, more than any other zip. 32966, the western side, added 17.

That north and west pull is mostly about land. Lots cost less on the mainland west of US-1, so the same budget buys more house there. If new or near-new is what you want at this price, my guide to Vero Beach new home builders is a good next step.

The single 32963 house is worth a look, but don’t build a plan around it. One listing isn’t a market.

Gated, HOA, or no rules at all

At $400,000 to $500,000, you start to choose between lifestyle setups. Some buyers want a gate and a clubhouse. Others want a big lot, a boat in the driveway, and no association. Both exist in this band.

A gated community trades monthly fees and rules for amenities and upkeep you don’t handle yourself. Read the HOA documents before you sign. Check the fee, the reserve balance, and any rental limits. My list of gated communities in Vero Beach covers the main ones.

Non-HOA streets give you freedom. They also give you neighbors with the same freedom. Drive the street at night and on a Saturday before you commit.

If you’re 55 or older, some of this band falls inside age-restricted communities. That narrows who you can sell to later. See 55+ communities in Vero Beach for how those work.

Relocating? Run the carrying costs first

Many buyers at this price come from up north. The house price feels low next to what they left. The carrying costs can feel high. Property tax, insurance, and flood coverage add up fast in Florida, and they vary a lot house to house.

Two things move your yearly cost more than anything else:

  1. Homestead. If the house is your primary home, file for the homestead exemption. It cuts your taxable value and caps how fast it can rise. Read the homestead rules for out-of-state buyers.
  2. Insurance. Get a quote during your inspection period, using the roof age and wind mit details. Don’t guess. My Vero Beach home insurance cost post explains what drives the number.

Remember the seller’s tax bill doesn’t carry over. Your bill resets based on your purchase price.

Save the search and watch the $400,000 to $500,000 slice

Set your saved search on sterlingluxe from $400,000 to a bit above $500,000. You’ll get alerts on new listings and price cuts. Price cuts from $510,000 or $525,000 down into your range are some of the best chances you’ll get.
