Condos for sale under $150,000 in Vero Beach

Condos for Sale Under $150,000 in Vero Beach: Check the Building First

Overview

  • On October 14, 2026, the search returned 42 Vero Beach condos at $150,000 or less, with a median ask of $125,000.
  • The median unit has 1,000 square feet and asks $129 a foot.
  • Every listing is a 1-bedroom or 2-bedroom, and 32 of the 42 are in zip 32962.
  • At this price, the condo association’s finances matter as much as the unit, because of Florida’s post-Surfside condo laws.

A cheap condo in a weak building is the most expensive thing you can buy at this price. When I ran the condos for sale under $150,000 in Vero Beach search on October 14, 2026, it returned 42 units. The median ask was $125,000. That’s real value next to the city’s single-family market. But your monthly fee, any special assessment, and the building’s reserve plan will decide whether it stays cheap. Read the association’s numbers before you read the listing description.

Why the association comes before the unit

After the 2021 Surfside collapse, Florida changed the rules for condo buildings. Two changes hit buyers at this price the hardest.

Milestone inspections. Condo buildings three stories or taller now need a structural inspection by a licensed engineer or architect at set ages. If the report finds problems, the association has to fix them, and owners pay.

Structural integrity reserve studies. Those same buildings must study key parts like the roof, structure, and waterproofing, and fund reserves for them. Owners can no longer vote to skip funding those reserves.

Many older, lower-priced buildings had kept fees low for years by underfunding reserves. Some now face higher monthly fees, special assessments, or both. That pressure is one reason some units list at the bottom of the market.

Before you make an offer, ask for these documents:

  1. The current budget and the fee schedule.
  2. The milestone inspection report, if the building needs one.
  3. The structural integrity reserve study.
  4. The last 12 months of board minutes.
  5. A list of any approved or proposed special assessments.

My guide to buying a condo in Florida goes deeper on reading those documents.

What $125,000 buys

The search had two bedroom counts and nothing else:

  • 2 bedrooms: 25
  • 1 bedroom: 17

The two cheapest listings make a useful pair. A 2-bedroom with 1,180 square feet in 32962 asked $79,000. A 1-bedroom with 750 square feet, also in 32962, asked $90,000. The bigger unit was $11,000 cheaper. When I see that, I ask about the fee, the building, the floor, and any open assessment. One of them usually explains the price.

The median of $129 a foot is low. On the same day, the median Vero Beach house in the under-$400,000 search asked $212 a foot. Some of that gap is normal for condos. Some is the market pricing in fees and building risk.

Where these condos sit

Zip Listings
32962 32
32960 9
32966 1

None are on the barrier island. Zip 32962, on the south mainland, holds about three of every four listings. If you want an island condo, the money starts higher. On October 14, the cheapest Vero Beach condo in 32963 that showed up in my $300,000 to $500,000 search asked $314,900.

55+ rules, rentals, and pets

Many low-priced Vero Beach condos sit in communities with rules that limit who can buy or live there. Check three things before you fall for a unit.

Age limits. Some complexes are 55 and over. That can make resale slower because fewer buyers qualify. See 55+ communities in Vero Beach.

Rental rules. Some associations ban rentals for a set period after purchase, or limit rentals to a few per year. If this is an investment, those rules can kill the plan.

Pets. Weight limits and one-pet rules are common. Read them, don’t assume.

Cash, financing, and what it means for your offer

Some condos at this price are hard to finance. A lender may decline a unit if the building has open structural issues, low reserves, too many units owned by investors, or pending litigation. That’s why cash buyers often win here. If you need a loan, get the condo questionnaire to your lender early. Don’t spend money on an inspection until the lender says the building is likely to work.

If you’re weighing a condo against renting, my buying vs renting a condo post runs the math side by side.

FAQ

Are condo fees included in the $125,000 median?
No. The median is the asking price only. Add the monthly fee to your budget.

Does a low price mean the building has problems?
Not always. Smaller units, older interiors, and 55+ rules all pull prices down too. The documents will tell you which it is.
