Price per foot is the number that changes most once you cross $500,000. Vero Beach homes for sale from $500,000 to $750,000 had a median ask of $273 a foot when I ran the search on October 14, 2026. The under-$500,000 search had a median of $217. Houses do get bigger in this band, with a median of 2,348 square feet. But a good part of the extra money goes to the lot, the build, the finishes, and the neighborhood. Know which of those you’re paying for before you make an offer.

Two houses at the same price tell the story
Both of the priciest listings asked exactly $750,000 on October 14.
One was a 6-bedroom house with 2,523 square feet in 32962. The other was a 3-bedroom house with 2,629 square feet in 32968. Close in size. Same price. Twice the bedrooms in one of them.
Now look at the bottom of the band. A 3-bedroom with 2,436 square feet in 32966 asked $500,000. A 4-bedroom with 2,856 square feet in 32968 asked $510,000. That second house is bigger than either $750,000 house, for $240,000 less.
So what’s the $750,000 buyer paying for? It could be a newer build, a pool, a water view, a gated golf community, a bigger lot, or a roof put on last year. It could also be an overpriced listing. The listing photos won’t tell you which. Comparable sales will.
My rule in this band: compare price per foot only inside the same zip and the same kind of neighborhood. A 32967 house on a no-HOA street and a 32967 house in a gated club aren’t comps for each other.
Bedroom mix
Here’s the count on October 14:
- 3 bedrooms: 52
- 4 bedrooms: 35
- 2 bedrooms: 10
- 5 or more: 7
Three-bedroom houses are half the band. Four bedrooms make up a third. That’s a much heavier four-bedroom share than you’ll see in the cheaper searches. The 10 two-bedroom houses at this price are worth a closer look.
North and west of town is where this band lives
| Zip | Listings | Share |
|---|---|---|
| 32967 | 45 | 43% |
| 32968 | 25 | 24% |
| 32962 | 11 | 11% |
| 32966 | 11 | 11% |
| 32960 | 9 | 9% |
| 32963 | 3 | 3% |
Zip 32968, on the southwest side, carries a bigger share here than in any lower price band. In the under-$500,000 search it held 32 of 279 listings, about 11%. Here it’s nearly a quarter.
If you’d hoped for beachside at this price, three listings is the real count. The barrier island mostly starts above $750,000 for houses. A condo is the usual way onto the island at this budget. On October 14, the Vero Beach condo search over $500,000 returned 14 listings with a median ask of $742,000, and 11 of them were in 32963. Community fees and rules change the math
Many houses at this price sit inside an HOA, and some sit inside a club with its own dues. Those costs belong in your monthly payment the same as your mortgage. Get these four items early:
- The HOA budget and the current monthly fee.
- Any club membership requirement, with the initiation fee and annual dues.
- Minutes from the last few board meetings, so you can spot a coming assessment.
- Rental rules, if you might rent the house later.
Browse the Vero Beach communities guide to see what each neighborhood includes. Grand Harbor is one example of a club community where the membership setup matters as much as the house.
Write the offer from comps, not the list price
In a band with $273 a foot as the median and a wide spread around it, list prices are guesses. Some sellers price to the dream. Others price to sell. I pull the last 90 to 180 days of closed sales in the same neighborhood, then adjust for pool, roof, and updates.
Two things help you win without overpaying:
- A clean inspection period with insurance and wind mitigation numbers in hand early.
- A strong pre-approval or proof of funds, so the seller sees you can close.
My how to bid on a house post walks through how I build an offer.
FAQ
Why is price per foot so much higher here than under $500,000?
Because location and features drive more of the price. Lot size, age, pool, and community all add value that square feet don’t measure. The median went from $217 a foot to $273 a foot between the two searches.
Should I save one search or two?
Save the full $500,000 to $750,000 search, then a second one narrowed to the one or two zips you like. Alerts on the narrow search are the ones you’ll act on.
