- 14 were on the barrier island (32963) and 9 were in 32967. Only 2 were anywhere else.
- With this few choices, you’ll often be picking between a house and a lot you’d build on.
Twenty-five houses is a short list. That’s the main fact about houses for sale over $2 million in Vero Beach, and it shapes how you should shop. You can see every one of them in an afternoon online. You can tour the ones that fit in a long weekend. And when the right one comes up, you won’t have a backup sitting next to it.

You’re paying close to $1,000 a foot
The median price per square foot in this band was $998. Compare that to the over-$1 million search, where the median was $652. The jump comes almost entirely from location. Once you cross $2 million, most of what’s for sale sits on the island, and island land is what you’re really buying.
The median house was 3,475 square feet. That’s not huge for the money. If you’re coming from a market where $3 million buys 6,000 square feet, adjust now. Here it buys a good street and a short walk to the ocean or a dock on the river.
Bedroom counts on October 14:
- 12 had four bedrooms
- 5 had five or more
- 5 had three
- 3 had one or two
Where the 25 sit
The map is simple at this level. 14 listings in 32963, the barrier island. 9 in 32967 on the north mainland. One each in 32962 and 32966. Nothing in 32960 or 32968.
That 32967 count is the part people don’t expect. Nine mainland houses over $2 million means there’s a real market for big land and big new construction away from the beach.
On the island, the names you’ll hear most are John’s Island, Riomar, and Orchid Island to the north. Each one has its own club setup, its own rules, and its own pace. I wrote up the most prestigious communities in Vero Beach if you want to compare them side by side.
The low end can be a lot price
The cheapest house over $2 million was $2,095,000 in 32963. It had 2 bedrooms and 2,713 square feet. A 2-bedroom house at that price is usually priced on its land. Expect a buyer to either renovate hard or knock it down.
The next one up was $2,115,000 in 32967 with 3 bedrooms and 3,475 square feet. Same price range, very different purchase. One is about the dirt. The other is about the house.
Here’s my opinion. If you’re looking at the bottom of this band on the island, run the numbers both ways. Price the house as-is with a renovation, and price it as a lot plus a new build. Sometimes the teardown math wins. You won’t know until you check.

Both of the priciest listings were in 32963:

These two houses are the ceiling of the Vero Beach market right now. Nothing in this search asked more than $9,900,000 that day.
Questions to settle before you fly in

Will you homestead it? If this will be your primary home, Florida’s homestead exemption caps how fast your assessed value can rise. If it’s a second home, it won’t. That gap gets big at $3 million. See Indian River County property tax for how the bill is built.
Is a club part of the deal? Some island communities require membership. Ask for the club documents with the disclosures, not after.
Who else is bidding? With 25 listings, a well-priced house can draw more than one buyer. Have proof of funds ready, and if you’re financing, have a jumbo lender pre-approve you on paper.
