Vero Beach Homes for Sale $750,000 to $1 Million: A Thin Band With Two Paths
Overview
- On October 14, 2026, only 32 Vero Beach houses were listed from $750,000 to $1 million, with a median ask of $827,000.
- That’s fewer listings than the $500,000 to $750,000 search (104) and the over-$1 million search (51).
- Six of the 32 sit on the barrier island in 32963, and 14 sit in 32967 on the north mainland.
- The median is 2,495 square feet at $341 a foot, but the spread inside the band is huge.
Vero Beach homes for sale from $750,000 to $1 million are scarce. When I ran this search on October 14, 2026, it returned 32 houses. That’s the thinnest single-family band in the city above $500,000. The same day, 104 houses were listed from $500,000 to $750,000, and 51 were listed over $1 million. With so few choices, you can’t wait for the perfect listing to show up. You need to pick a path early: more house on the mainland, or less house closer to the ocean.

Path one: the island, smaller
Both of the priciest listings on October 14 asked $995,000. Both were in 32963, the barrier island.
One had 3 bedrooms and 1,671 square feet. That’s about $595 a foot. The other had 3 bedrooms and 2,995 square feet, or about $332 a foot. Same price. Same zip. One house is almost twice the size of the other. Location on the island, age, and condition explain gaps like that. A house a short walk to the beach prices very differently from one on the river side.
If the beach is the point of the move, a smaller island house under $1 million is a real option. Just know that the island inventory here is six houses. Many buyers in this spot also look at island condos, or stretch into the over-$1 million search, where 24 of the 51 houses were in 32963 on the same day.
Before you fall for an island house, read up on Orchid Island and Central Beach. The neighborhoods feel different from each other, and so do the price points.
Path two: the mainland, bigger
Most of this band is on the mainland. Here’s the October 14 zip count:
- 32967: 14
- 32963: 6
- 32968: 6
- 32962: 4
- 32960: 1
- 32966: 1
The two cheapest listings both asked $750,000 and both sat in 32968. One was a 3-bedroom with 1,670 square feet. The other was a 4-bedroom with 2,617 square feet. That’s a 947 square foot gap at the same price, on the same side of town. When the gap is that big, I want to know why. A pool, a lake lot, acreage, a brand-new build, or a club membership can each explain it. So can a seller who’s set the price too high.
On the mainland at this price, you’re often buying lot size, newer construction, or a gated golf community. If acreage matters, see my homes with land for sale page.
Bedrooms and what buyers at this price want
The bedroom mix on October 14:
| Bedrooms | Listings |
|---|---|
| 3 | 20 |
| 4 | 5 |
| 5 or more | 4 |
| 2 | 3 |
Twenty of 32 are three-bedroom houses. Four-bedroom houses are scarce here, with only five listed. A family that needs four bedrooms near $900,000 has about nine houses to choose from, counting the 5-plus group.
What changes in due diligence near $1 million
Three items get more weight at this price.
Flood and elevation. Island houses and many waterfront mainland homes sit in flood zones. Ask for the elevation certificate early. It drives your flood premium. My guide to Florida hurricane and flood insurance explains how the policies fit together.
Wind coverage. The roof, windows, and doors decide your wind premium. Impact glass and a newer roof save real money each year. Get a quote before your inspection period ends.
Taxes after the sale. Your tax bill resets to your purchase price. A seller who’s owned for 20 years with homestead may pay a fraction of what you’ll pay. Use Indian River County property tax info to estimate yours.
Make the thin inventory work for you
With 32 listings, each new one matters. Save this search on sterlingluxe and turn on instant alerts. Set a second alert on the over-$1 million search for price cuts. A house listed at $1,050,000 that drops under $1 million lands in your search, and the seller may already be flexible.
FAQ
Is the island cheaper than I think?
Some island houses are listed under $1 million. On October 14 there were six. Most island houses still list higher.
Is $341 a foot a good benchmark?
Only as a rough one. The two $995,000 listings alone ranged from about $332 to about $595 a foot. Compare inside the same neighborhood.
