Vero Beach Gated Communities: A Guide by Price Band

  • Vero Beach gated communities run from island clubs with 24-hour manned gatehouses and homes well into eight figures down to mainland neighborhoods with a keypad gate and homes under $400,000.
  • “Gated” covers two different things here: a manned gatehouse that logs every visitor, and an unmanned gate with a code or remote. Ask which one you’re buying.
  • The island clubs (John’s Island, Orchid Island, Windsor) come with club membership rules that matter as much as the house. At John’s Island, membership isn’t automatic when you buy.
  • On the mainland, Grand Harbor gives you a 24-hour gatehouse, two golf courses and a marina for less than you’d pay on the island.
  • Builders are still adding gated neighborhoods. GHO Homes, Meritage and others listed gated Vero communities in 2026 from about $395,000 to over $2 million.

Vero Beach gated communities are easier to sort by price than by name, because the name tells you little about what the gate means, what the club costs, or who’s allowed to join. Below I group them the way I’d walk a buyer through them: the big island clubs, the mainland club communities, newer builder neighborhoods, and the lower-priced gated options. For each band I note what the gate is and what to ask.

What “gated” means in Vero Beach

One local brokerage’s search tags over 100 Vero neighborhoods as gated. Most of those aren’t what people picture. They fall into three groups:

  • Manned 24-hour gatehouse. A guard checks every car, and visitors have to be called in or pre-approved. John’s Island, Orchid Island, Windsor, Sea Oaks and Grand Harbor all work this way.
  • Unmanned gate. A code, a remote or a phone-app entry, sometimes with cameras. Many mainland HOA neighborhoods and new builder communities use this.
  • Partly gated. A larger community where one section is gated and the rest isn’t. Pointe West is the local example: its Polo Grounds village is gated.

A manned gate costs money every month, and it shows up in the HOA or club dues. An unmanned gate mostly keeps out through traffic. Both are fine. Just know which you’re paying for. If safety is the main reason you want a gate, read is Vero Beach safe first, because most of the county’s neighborhoods are quiet without one.

Island club communities (roughly $2 million and up)

These are the barrier island names people know. Each one is built around a private club.

John’s Island covers about 1,650 acres north of Vero, with three championship golf courses, a beach club and about three miles of private beach. It has multiple manned gatehouses. Club membership is by invitation with member sponsorship, and buying a home doesn’t guarantee it. Sort that out before you write an offer, not after.

Orchid Island Golf & Beach Club is about 600 acres in the Town of Orchid, with 376 residences and an Arnold Palmer golf course. Gatehouses are manned around the clock and log every visitor. Membership is tied to owning property there, which makes the process simpler than John’s Island.

Windsor runs from the ocean to the river, with polo grounds and an equestrian village. It was founded by Galen and Hilary Weston. Access is through manned gatehouses, and every home goes through architectural review.

Other island gated names include Seagrove, The Estuary and Marbrisa. Price ranges on the island move a lot with oceanfront versus interior lots, so I’d rather quote current sales than a stale range.

Island and river communities with a lighter club (roughly $500,000 to $3 million)

Sea Oaks in Indian River Shores has about 600 homes, a mile of private beach, 16 Har-Tru tennis courts and a 48-slip marina. It has a 24-hour manned gatehouse. It’s HOA-based, with no private club initiation fee, though buyers pay a capital contribution at closing. That makes it one of the easier ways to get a gated oceanfront community without a big club commitment.

The Moorings sits on the south end of the island between the river and the ocean. It has a manned gatehouse, a Pete Dye golf course and a yacht club with deep-water dockage. The club is private, and membership is separate from owning a home. Homes and condos both trade here, so the price range is wide.

Bermuda Bay in Indian River Shores is another HOA-based gated option with a manned gatehouse. Homes in Indian River Shores also get the town’s own police, fire and EMS, and the town has the county’s lowest combined tax rate. More on that in my Indian River County property tax guide.

Mainland club communities

Grand Harbor is the mainland’s biggest gated club community, about 716 acres on the Indian River with a 24-hour manned gatehouse, two 18-hole golf courses (the River Course and the Harbor Course), tennis and a marina. It has condos, townhomes, villas and single-family homes, so it covers a wide range. GHO Homes was still building inside it in 2026, with The Falls at Grand Harbor listed from about $706,000 and The Reserve at Grand Harbor from about $1.84 million.

Bent Pine is a gated golf club community on the mainland with a championship course. Next to it, Bent Pine Preserve by Lifestyle Homes was listed from about $600,000 in 2026.

Indian River Club covers about 300 acres at the south end of Vero, less than a mile from the lagoon. It mixes patio homes, courtyard homes, cottages, custom homes and condos around a golf course, managed by a professional HOA.

Pointe West has five villages and an 18-hole course, with homes from the high $200,000s to over $1.5 million. Only the Polo Grounds village is gated. The country club is optional.

If you want new construction behind a gate, the builders have given you options. These were the gated Vero Beach communities listed on NewHomeSource in September 2026, with starting prices:

Gated options under $450,000

You can live behind a gate in Vero Beach for less than most people expect. In September 2026, listings tagged as gated included homes in Citrus Springs Village around $355,000, Harmony Reserve from about $365,000 to $430,000, Westfield around $410,000 and Vero Lago around $448,000. Grand Harbor and Indian River Club condos can also come in at the low end of this range.

These bands are rough and overlap. A condo at The Moorings can cost less than a new house at Lucaya Pointe.

What I’d check before buying in a gated community

Get the full cost of living there in writing. That means HOA dues, club dues, food and beverage minimums, capital contributions, and any special assessments in the last five years. At a club community, the house payment is only part of the monthly number.

Read the rules on rentals, pets, boats, trucks and contractors. Gated communities tend to have stricter rules, and that’s part of why people buy there. Make sure your life fits them. If there’s a condo in the mix, read buying a condo in Florida for the reserve and inspection rules.
