Grove Isle Vero Beach: 55+ Condos on the Lagoon Side of US 1

Overview

  • Grove Isle is a gated 55+ condo community with 486 units on the east side of US 1, south of Oslo Road, about 10 minutes south of central Vero Beach.
  • Almost every unit is a two-bedroom, two-bath condo, and most list between $150,000-$350,000.
  • HOA fees run about $540 to $571 a month and cover water, sewer, trash, cable, internet, the building insurance and a guard at the gate.
  • The real draw is the land: a kayak launch, a trail to the Indian River Lagoon, and a nature preserve on the south edge.
  • The buildings went up between 1986 and 1991, so read the inspection reports and reserve study before you make an offer.

Grove Isle Vero Beach is one of the few places in town where $180,000 gets you a guard gate, two pools and a kayak launch on the Indian River Lagoon. It sits off US 1 south of Oslo Road, set back from the road, and plenty of people who live in Vero have never been inside. If you’re shopping 55+ communities in Vero Beach on a condo budget, it belongs on the list next to the Vistas.

Where Grove Isle is

Grove Isle is on the lagoon side of US 1 in the 32962 zip code, about a 10-minute drive south of central Vero. You turn in at a manned gatehouse. The guard checks ID for every visitor and prints a pass with the name, plate number and the address they’re visiting.

The Indian River Land Trust’s Coastal Oaks Preserve borders the community on the south. That’s why a lot of the units look out on woods and water instead of a parking lot or another building. Listings mention bald eagles and catch-and-release fishing in the ponds, and I don’t think that’s sales talk here.

It’s a mainland community, so you won’t walk to the ocean. The drive to the beach is easy and you can walk to a Publix.

What the HOA covers

Monthly fees in recent listings run $540 to $571. For that, the association covers:

  • Water, sewer and trash
  • Cable TV and internet
  • Exterior insurance, roof and building maintenance, and the reserve fund
  • Landscaping and common areas
  • The manned gate and an on-site manager

The amenity list is long for a condo community at this price. There are two clubhouses with full kitchens, two heated pools, a spa, a gym, tennis and pickleball courts, shuffleboard, billiards and a library. On the water side, you get a kayak launch with storage racks, a nature trail and boardwalk to the lagoon, and a private deck on the river. One listing puts the preserve area inside the community at 46 acres.

The social calendar is busy. Expect bridge, mahjong, water classes and clubs. If you want quiet, you’ll still get it in your unit. But this isn’t a place where neighbors keep to themselves.

Pets: Recent listings say one pet, 25 pounds or less. Get the rule in writing before you fall in love with a unit, because a 40-pound dog ends the conversation.

Homes and prices in Grove Isle

The buildings are two-story, built from 1986 to 1991 in a Georgian colonial style with columns and pediments. Units run from about 913 to 1,400 square feet, nearly all two bedrooms and two baths. Most have an enclosed lanai, and a lot of them face a lake. Parking is assigned, and some units have a carport. There are no garages.

Here’s what 2026 activity looked like:

Address Size Price Status
373 N Grove Isle Circle 913 sq ft $149,500 Under contract, spring 2026
361 Grove Isle Circle 1,200 sq ft $181,500 Sold February 2026
351 N Grove Isle Circle 1,314 sq ft $199,900 Listed March 2026
360 Grove Isle Circle 1,200 sq ft $199,999 Listed 2026
625 W Lake Jasmine Circle G109 1,400 sq ft $225,000 Listed 2026

That works out to roughly $150 to $175 a square foot. Updated units with new kitchens, re-piped plumbing and impact windows sit at the top of that range. Original units sit at the bottom. For more under $200,000 across town, see my breakdown of condos for sale under $200,000 in Vero Beach.

You’ll see two names in the MLS: Grove Isle Condominium and Grove Isle East Condominium. Ask which association a unit belongs to and pull that association’s budget. Don’t assume the fees, rules and reserves match across both.

The Garden Homes at Grove Isle

There’s also a small section of single-family concrete block homes called the Garden Homes at Grove Isle. They share the gate and the 55+ status. One at 105 Grove Isle Place sold for $325,000 in February 2026. These don’t come up often.

Who Grove Isle fits

It works well for snowbirds who want to lock the door and leave in April. The HOA handles the outside, the guard watches the gate, and your bills while you’re gone are mostly electric and the HOA. My list of the best Vero Beach communities for snowbirds covers more of these.

It also fits full-timers on a fixed budget who’d rather walk a nature trail than play a golf course. Compare that to Vista Royale, where life centers on 27 holes of golf.

It’s the wrong fit if you need a garage, have a big dog, or want to sell to a young family someday. Age-restricted condos sell to a smaller pool of buyers. In Vero that pool keeps refilling, but it’s still smaller.

What I’d check before buying in Grove Isle

The building, not just the unit. These buildings are 35 to 40 years old, which puts them squarely under Florida’s milestone inspection and structural reserve study rules. Ask for the inspection report, the reserve study and a year of board minutes. Ask if any special assessment is planned. I explain how to read those in buying a condo in Florida.

Pipes and roof. Several listings call out re-piping and a 2019 roof. Ask what the association replaced and what owners must replace themselves.

Leasing rules. If you plan to rent it out part of the year, check the minimum lease term and any waiting period before a new owner can rent. If you’d rather try the lifestyle first, see my post on 55+ community rentals in Vero Beach.

The approval process. Buyers fill out an application, and one 2026 listing put the fee at $150. Build the approval time into your closing date.

Insurance and flood zone. The HOA insures the building. You still need an HO-6 policy for the inside of your unit. One seller said their unit doesn’t need flood insurance. Don’t take that as true for every building. Check the flood zone for the exact address.

If Grove Isle is on your short list, reach out to me here. I’ll pull the current listings, the fees for each association and the recent sales so you can compare it with the other gated communities in Vero Beach. You can also search new Vero Beach listings yourself.
