Sebastian River Landing: Gated Homes, Prices and HOA
Sebastian River Landing: A Gated Neighborhood With Low HOA Dues
- Sebastian River Landing is a gated neighborhood of about 274 single-family homes, built by Maronda Homes from about 2005 to 2016 inside the larger Sebastian Highlands area.
- HOA dues have been listed around $50 to $69 a month, which is low for a gated community with a pool, clubhouse, fitness room, and courts.
- Recent sales have run from about $300,000 to $560,000, with a median near $371,000 and most homes between 1,600 and 2,800 square feet under air.
- Listings show public water and public sewer, not septic, which is a real advantage over most of the surrounding Highlands.
- It has a playground and courts, draws a lot of families, and is zoned for Treasure Coast Elementary, Sebastian River Middle, and Sebastian River High.
Sebastian River Landing is the neighborhood I’d show a family that wants a gate and a community pool in Sebastian without paying high HOA dues. The homes are newer than most of the city, the lots back up to lakes in many sections, and the monthly fee is lower than what a lot of Vero Beach HOAs charge for lawn care alone. The catch is that the houses are production builder homes from one company, so if you want something custom, this isn’t it.
For the rest of the city, start with my Sebastian homes for sale guide.
Where Sebastian River Landing is
Sebastian River Landing sits in west Sebastian, inside the old Sebastian Highlands plat, in ZIP code 32958. Local agents describe it as off CR 512, and map services pin the community at 190 Stony Point Drive.
From here, CR 512 gets you to I-95 to the west and to US-1 and the Indian River to the east. Street names inside are easy to spot on a map because they lean nautical: Stony Point Drive, Port Royal Court, Salazar Lane, and Barbossa Drive, among others.
If you’re new to Sebastian, it helps to understand the neighborhood around it. I wrote a separate post on Sebastian Highlands, the big no-HOA grid that surrounds this community.
The homes: builder, age, and size
Maronda Homes built Sebastian River Landing, and the builder lists it as sold out and complete. Public records and listings show construction from about 2005 through 2016. An Echo Fine Properties community page counts 274 homes.
Most homes have three or four bedrooms and two baths, with two- or three-car garages, and there are some two-story plans in the mix. Recent listings have ranged from about 1,545 to 3,025 square feet of total space, with living area under air from roughly 1,600 to 2,760 square feet. Screened lanais are standard, and a lot of owners have added pools.
Because so many homes were built around 2005 and 2006, roof age is the first thing I check. A 2005 shingle roof is at or past the age where Florida insurers start asking questions. Several recent listings mention new roofs, new A/C units, metal roofs, or accordion shutters, and those upgrades show up in the sale price. Read my post on wind mitigation and four-point inspections before you make an offer on an original-roof home.
Sebastian River Landing prices
Sebastian River Landing prices sit a bit above the Sebastian average, which makes sense for newer homes behind a gate.
| Measure | Recent figure |
|---|---|
| Active listings, September 2026 | About $324,900 to $516,900 |
| Closed sales, past few years | About $299,900 to $559,900 |
| Median sale price | About $371,250 |
| Average price per square foot | About $206 |
| Home sizes | About 1,545 to 3,025 total sq ft |
Lake lots and homes with pools sell at the top of the range. Original-condition homes with older roofs sit near the bottom. At any one time there are usually only a handful of listings, so watch for new ones rather than waiting for a big selection.
HOA fees, amenities, and rules
Listed HOA dues for most homes have run about $50 to $69 a month. A few listings show larger numbers, likely quarterly or annual billing.
For that money, residents get:
- A gated entrance
- A resort-style pool and sundeck
- A clubhouse and fitness center
- Tennis, pickleball, and basketball courts
- A playground and sidewalks throughout
Dues cover common areas, the pool, and the gate. The association is managed by Towers Property Management out of Melbourne.
Exterior changes go through an architectural review committee. Local agents report fences are allowed within association guidelines, which matters a lot to dog owners. Dogs and cats are allowed, with some breed and size limits in the rules. RV and boat parking is restricted, which is the biggest difference from the no-HOA Highlands around it. If you own a boat, plan on a garage that fits it or off-site storage.
Water, sewer, and flood zone
Listings in Sebastian River Landing show public water and public sewer. That’s worth more than it sounds. Most of the surrounding Highlands is on septic, and the county is still working out how and when to convert Sebastian to sewer, with public-side costs estimated around $52,000 per property. Buying on sewer takes that question off the table. My septic to sewer in Indian River County post has the background.
Many lots back onto the community’s lakes. Lake frontage is nice to look at, but check the FEMA flood zone on each address and ask about any flood insurance history.
Schools and getting around
Homes in Sebastian River Landing are zoned for Treasure Coast Elementary, Sebastian River Middle School, and Sebastian River High School. Confirm with the Indian River County School District before you buy, because boundaries get redrawn.
CR 512 is the main road out. It’s a quick run to I-95 for commuters heading to Melbourne or Vero, and a short drive east to Riverview Park and the restaurants along Indian River Drive. My things to do in Sebastian guide covers what’s nearby.
Sebastian River Landing vs. Collier Club
These are the two main gated single-family neighborhoods in Sebastian. Here’s how they stack up.
| Sebastian River Landing | Collier Club | |
|---|---|---|
| Years built | About 2005 to 2016 | About 1999 to 2016 |
| Median price | About $371,000 | About $490,000 |
| Listed HOA dues | About $50 to $69 a month | About $68 to $83 a month |
| Standout feature | Lower prices, lakes, courts | Next to the city golf course |
If you want the most house for the money behind a gate, Sebastian River Landing wins. If you golf, look hard at Collier Club.
Is Sebastian River Landing right for you?
It fits a family or a working couple who want a newer home, a gate, a pool they don’t have to clean, and sewer instead of septic, all for dues most people won’t notice. It doesn’t fit someone who wants to park a boat in the driveway or who needs a custom home. Renters looking to try the area first should check my guide to homes for rent in Sebastian, since homes here do come up for lease.
Before you go under contract, I’d ask for four things: the roof permit date, a wind mitigation report, the HOA estoppel letter showing dues are paid and no special assessment is pending, and the association’s rules on fences, parking, and leasing. With dues this low, check the reserves too. A pool resurfacing or a new gate operator gets paid for somehow, and low dues sometimes mean a special assessment later.
