Collier Club Sebastian is the gated neighborhood I’d look at first for a buyer who golfs and wants a low HOA fee. You get a gate, a clubhouse, a pool, and courts for well under $100 a month, and the city’s public 18-hole course is right there instead of a private club with an initiation fee. It costs more than most of Sebastian, and the reason is simple: there aren’t many gated single-family options in town, and this is one of the better-kept ones.

Where Collier Club is
Collier Club is in Sebastian, ZIP code 32958. Homes along parts of the community back up to the Sebastian Municipal Golf Course, and one listing describes a home overlooking the fourth fairway and a lake. The course’s address is 100 Brush Foot Drive. Streets inside Collier Club include Collier Club Drive, Collier Lake Circle, Gossamer Wing Way, Birch Court, Redwood Court, and Willow Court.
Local agents describe the neighborhood as a few minutes from CR 512, shopping plazas, and the riverfront restaurants along Indian River Drive. My things to do in Sebastian post covers what’s close by.
The golf course next door
Sebastian Municipal Golf Course is a public, city-owned 18-hole course. It opened in 1981, plays as a par 72, and runs about 6,563 yards from the back tees. Charles Ankrom designed it. It has a driving range, a practice green, lessons, and a restaurant.
That setup is the draw. Golfers in Collier Club can walk or ride to a full course and pay as they play, with no private club initiation. Compare that with a private club like Indian River Club in south Vero, where initiation alone has been published at $20,000 for full golf.
Not every home is on the course. Many sit on internal streets or face the community lakes. Course-view homes sell at the top of the range.
The homes in Collier Club
Homes in Collier Club went up in stages from about 1999 to 2016, so you’ll find two generations of houses side by side. Most are three bedrooms and two baths, with a two- or three-car garage. Some plans add a den. Listing data puts the range at about 1,434 to 3,105 square feet, with an average living area near 1,880 square feet. A 1999 home on Collier Club Drive sits on a quarter-acre lot, and screened pools are common.
The age split matters for insurance. A 1999 home with an original roof will get a much harder look from carriers than a 2014 home. Collier Club prices
Collier Club sells at a premium to Sebastian as a whole. In September 2026, Redfin put the neighborhood’s median sale price roughly 39 percent above the Sebastian average.

For a sense of how far prices have moved, one 1999-built, 1,765-square-foot home on Collier Club Drive sold for $260,000 in May 2019. Similar homes are listed near $500,000 now. Current listings have been sitting for five months or more, and a house that sits that long usually leaves room to negotiate.
HOA fees, amenities, and rules
Listed HOA dues in Collier Club have been about $68.50 a month on a 2019 sale and $82 to $83 a month on current listings. A few listings show about $500, which likely reflects a different billing period. Dues cover common areas, recreation facilities, security gate operations, and reserves.
Amenities listed for Collier Club include:

- Tennis and pickleball courts
- A basketball court and a community park
- Sidewalks and tree-lined streets
Pets are allowed, and fences are permitted under the association’s guidelines, which is a big plus for dog owners. Exterior changes go through architectural review. RV and boat parking are restricted, so plan on a garage or outside storage.
Water, sewer, schools, and flood
Listings in Collier Club show public water and county sewer. That’s a real advantage in Sebastian, where most homes are on septic and the county is studying a costly citywide conversion. A recent listing showed assigned schools of Sebastian Elementary, Sebastian River Middle, and Sebastian River High. Confirm zoning with the school district for the exact address. The same listing showed minimal flood risk, but check the FEMA map for every house, especially lake lots.
Collier Club Sebastian vs. the rest of town
Buyers usually compare Collier Club to two options. Sebastian River Landing is the other gated single-family neighborhood in town, with newer Maronda homes, lower prices around a $371,000 median, and dues around $50 to $69 a month. Sebastian Highlands has no gate and no HOA, lower prices, and mostly septic. Collier Club costs more than both, and in return you get the golf course next door and sewer.
Is Collier Club right for you?
It’s a strong fit for a golfer, a retiree, or a couple who wants a gated home with sewer and very low dues, and who’d rather play a public course than pay private club fees. It’s a weaker fit if your budget tops out under $400,000, since there’s rarely anything here in that range now, or if you need to park a boat at home.
Before you write an offer here, I’d get the roof permit date, a wind mitigation report, and a four-point inspection on any home from the early 2000s or before. I’d also ask the association for its budget and reserve study, and for an estoppel letter confirming no special assessment is coming. Dues this low are a selling point, but they only stay low if the reserves are funded. Snowbirds should also confirm the leasing rules before counting on rental income in the months they’re away.
