Fellsmere FL Homes for Sale: Prices, Land and New Builds
Fellsmere FL Homes for Sale: Prices, Land and What to Expect
- Fellsmere is a small, rural city of about 4,800 people (2020 census) in western Indian River County, about 10 minutes west of Sebastian on County Road 512.
- Zillow put the typical Fellsmere home value at about $245,000 at the end of June 2026, which makes it one of the cheapest places to buy a house in the county.
- Listing prices swing wildly because Fellsmere addresses include everything from small in-town lots to 5, 20 and 100 acre parcels, so ignore the headline median and look at the property type you want.
- Fellsmere’s combined 2025 property tax rate was about 18.40 mills, the highest of any city in Indian River County, so budget for taxes before you fall for a low price.
- The biggest new project is Marian Estates, a 332-home plan on 71 acres off CR 512 with townhomes and single-family homes.
- There’s no grocery store or pharmacy in town yet. You’ll shop in Sebastian.
Fellsmere FL homes for sale are the cheapest way to own a house in Indian River County, and the trade is distance. You give up walkable shops and a quick run to the beach. You get more land for the money, a small-town feel that hasn’t changed much in decades, and an I-95 interchange a few minutes away. If that trade works for you, Fellsmere deserves a hard look. If you need a Publix within five minutes, it doesn’t.
This guide covers where Fellsmere is, what homes and land cost, what’s being built, and the costs that catch buyers off guard.
Where Fellsmere is and how you get around
Fellsmere sits in the middle of Indian River County, with Sebastian to the east and Blue Cypress Lake to the west. It was incorporated in 1911 and covers almost 58 square miles, most of it farmland, groves and marsh. That’s a big footprint for a town of fewer than 5,000 people, and it’s why so many listings here come with acreage.
County Road 512 runs through the middle of town as Pennsylvania Avenue. Head east and you cross I-95 at Exit 156, then keep going into Sebastian and out to US 1. CR 512 is also one of only two evacuation routes for the city, which is worth knowing in hurricane season.
Rough drive times from town:
| Destination | Approximate drive |
|---|---|
| Sebastian (groceries, restaurants, the river) | About 10 minutes |
| Vero Beach | About 20 minutes (roughly 15 miles) |
| Melbourne | About 30 minutes |
| Orlando | About 90 miles |

What Fellsmere FL homes for sale cost
Fellsmere doesn’t have many sales, so every data source tells a slightly different story. Here’s what the public numbers showed in mid to late 2026:
| Source | Measure | Figure |
|---|---|---|
| Zillow (June 30, 2026) | Typical home value | About $245,000, up 2.4% over a year |
| Redfin (3 months to August 2026) | Median sale price | $271,000, but on only 2 sales |
| Movoto (September 2026) | Median list price, all 49 listings | About $695,000, pulled up by acreage and estates |
| Movoto (September 2026) | Single-family asking prices | $190,000 to $1,895,000 |
The gap between $245,000 and $695,000 isn’t a mistake. The typical in-town house in Fellsmere is an older, modest single-family home, and that’s what Zillow’s number tracks. The listing median gets dragged up by ranch parcels, big custom homes on 5 or more acres, and a few commercial and industrial tracts. Movoto also showed listings sitting about 223 days on average. Redfin showed homes selling about 4% under list.
That tells me Fellsmere is a buyer’s market right now, and most Fellsmere FL homes for sale have room in the price. Sellers who priced for the 2022 peak are waiting a long time. If you’re buying, you have room to negotiate, and I’d use it. My reasonable offer chart is a good starting point.
Land and acreage in Fellsmere
This is where Fellsmere stands out. A September 2026 search on Homes.com showed about 45 land listings, from a 0.10 acre lot on Vernon Street at $19,000 up to an 18 acre industrial tract at $3.9 million. Most of the agricultural parcels were asking roughly $25,000 to $45,000 an acre. Plenty of them are fenced, have wells, and are pitched for horses, livestock or small farms. Owner financing showed up on a lot of these listings too, which you rarely see elsewhere in the county.
A few things to check before you buy land here:
- Zoning and whether the city or the county controls the parcel. Fellsmere city limits are large, but not every “Fellsmere” address is inside them.
- Utilities. Can the parcel get city water and sewer, or will it need a well and septic system?
- Flood zone and drainage. In November 2023 close to 14 inches of rain fell on the area in a day and flooded parts of town. Low ground here holds water.
- Access. A cheap parcel on an unpaved road can cost a lot to reach with a driveway, power and a building permit.
For bigger tracts, see my posts on ranches in Indian River County and land for sale in Vero Beach. The questions are the same.
New construction in Fellsmere
Fellsmere hasn’t had the production-builder boom that Sebastian and Vero have. On builder sites and NewHomeSource, the new-home communities marketed near “Fellsmere” are almost all in Sebastian, Vero Lake Estates or Palm Bay. What gets built inside Fellsmere today is mostly one-off custom homes on acreage. In September 2026 Redfin showed one to-be-built home on 79th Street: 3 bedrooms, about 2,000 square feet, concrete block with a metal roof and a pool, on 5 acres, listed at $975,000.
That’s about to change. In March 2025, WPTV reported on Marian Estates, a 71-acre development off County Road 512:
- 332 homes total
- 150 townhomes planned at about $250,000 to $260,000
- 182 single-family homes planned from about $300,000
- Construction was set to begin in April 2025
The city’s interim city manager said at the time that Fellsmere has no local grocery store or pharmacy, and city leaders were counting on growth to help pay for services. Two more housing developments were expected within two years.
If you want a new build now and like this side of the county, look at new homes in Sebastian FL and Vero Lake Estates, which sits just south of the CR 512 corridor.
Taxes, utilities and insurance
Fellsmere’s cheap prices come with the county’s highest city tax rate. The Indian River County Property Appraiser’s final 2025 millage chart put Fellsmere’s combined rate at about 18.40 mills. Compare that to about 15.88 in Vero Beach and about 16.50 in Sebastian. On a $300,000 home, each extra mill is $300 a year before exemptions. I break down how the bill is built in my guide to Indian River County property tax.
The city runs its own water and wastewater utility, and garbage pickup is contracted to Waste Management. Homes outside the city’s lines are more likely to be on a well and septic. Ask for the utility bills and, on septic, a pump-out and inspection. My post on septic to sewer in Indian River County covers what to ask.
Insurance works the same as anywhere on the Treasure Coast. Older homes need a roof and a four-point inspection to get coverage, and a flood policy is worth pricing even if the house isn’t in a mapped flood zone. Start with Florida hurricane insurance and flood insurance.
Schools in and around Fellsmere
Fellsmere Elementary is the only public school inside the city. It’s part of the School District of Indian River County, which has posted a 96% high school graduation rate for three straight years. Middle and high school students ride to schools outside town.
For the bigger picture, including private and charter options, see schools in Vero Beach.
What living in Fellsmere is like
Fellsmere is an old Florida farm town. It grew up around citrus and row crops, and a lot of its residents still work in agriculture. It has real history, too. In 1915 it became the first city in Florida to let women vote, five years before the 19th Amendment.
What’s here:
- The Fellsmere Frog Leg Festival every January, which holds Guinness records for frog legs sold
- Marsh Landing, a restaurant in a restored 1920s building that serves frog legs, gator tail and live bluegrass on Thursdays
- Blue Cypress Lake, nearly 7,000 acres of bass fishing and airboat rides west of town
- St. Sebastian River Preserve State Park for hiking, mountain biking, paddling and camping
What’s not here is shopping. You’ll drive to Sebastian for groceries and most errands, and to Vero or Melbourne for a hospital or a big store. The beach is about half an hour away. If that sounds fine, you’ll probably like it. My list of things to do in Sebastian covers most of what you’d do on weekends.
Our favorite Fellsmere event of the year is the Frog Leg Festival. There’s plenty more to do in Fellsmere, but that’s a good reason for us to visit with friends every year.
Is Fellsmere right for you?
Fellsmere makes sense if you want land, horses, a shop or a big garden, and you’re fine driving for groceries. It makes sense for a first-time buyer priced out of Sebastian who can live with an older house. It’s a harder sell for retirees who want to be near doctors and the beach, and for anyone who’ll need to resell quickly, since homes here sit longer than they do closer to US 1.
Before you make an offer here, I’d pull the exact property tax bill, confirm the utilities, check the flood zone and elevation, and drive the route to Sebastian at rush hour.
