New Homes in Sebastian FL: Builders, Communities and Prices

  • Most new homes in Sebastian FL go up on scattered quarter-acre lots in Sebastian Highlands, where Maronda, Holiday Builders, D.R. Horton and Adams Homes all build and there’s no HOA.
  • Base prices on builder sites in September 2026 started around $357,000 (Maronda) and ran into the low $400,000s (Adams Homes).
  • Spirit of Sebastian is the city’s planned new community: a gated “agrihood” of up to about 500 homes off Del Monte Road, with Ryan Homes and Holiday Builders selling there.
  • Ryan Homes listed Spirit of Sebastian from $333,990 with a $222 monthly HOA that includes lawn care, and said fewer than 10 homesites remained.
  • Before you buy an infill lot, confirm water and sewer. Some Sebastian Highlands lots need a well or septic system, and that changes the cost.

Most new homes in Sebastian, FL come in two forms: a production builder’s house on a single lot in Sebastian Highlands, or a home in Spirit of Sebastian, the city’s one big planned community with amenities. The first gets you no HOA and a quarter-acre. The second gets you a gate, pickleball and a lawn crew, for a monthly fee. Below are the builders active in each, what they’re charging, and what to check before you sign a builder contract.

Sebastian Highlands: the scattered-lot market

Sebastian Highlands is the large platted subdivision that makes up much of the city. The lots were laid out long before most of the houses came, so there are still empty lots scattered between existing homes. Builders buy them and put up one house at a time. Adams Homes had four specific homes posted, from $400,000 on Seneca Avenue (4 bedrooms, about 2,120 square feet, move-in ready) to $438,250 on Whitmore Street. Those are real asking prices on real addresses, which tell you more than a base price does.

Builder “from” prices are the starting point. The lot, upgrades, and site work add to them. Holiday Builders’ site listed its Foxtail plan at $362,990 and its Alexander plan at $389,990, both about 1,550 square feet, which shows how much the same size can vary by finishes.

Spirit of Sebastian: the planned community

Spirit of Sebastian is a 182-acre development that was annexed into the city in 2018 and approved for up to 500 single-family homes over about 10 years. Developer Chuck Mechling, who also did Collier Creek and SandCrest, pitched it as an “agrihood” and the city’s first natural gas community. The sales centers are on Judah Lane, off Del Monte Road.

What the builders list as amenities:

  • Gated entrances
  • A community center with a firepit
  • Four lighted pickleball courts
  • Farmers markets and a farm-to-table marketplace
  • About 12 acres of lakes, plus walking paths and green space
  • RV and boat storage
  • Natural gas and underground utilities

Ryan Homes said fewer than 10 homesites were left in its section. A third builder, Passage Island Construction, said it’s planning a small collection of custom-quality homes there with impact glass and block construction standard, but hadn’t released prices.

Other new-home options near Sebastian

Just south and west of the city, Vero Lake Estates is another scattered-lot area with lower prices. Maronda listed homes there from about $291,900 and LGI Homes from about $337,900 in September 2026. You trade a longer drive to US 1 for a lower price and often a bigger lot.

Buying an infill lot: water, sewer and site costs

If you buy a lot yourself and hire a builder, or buy from a builder building on scattered lots, the lot drives your costs. Check these before you commit:

  • Water. Is there a public water line on the street, or will you need a well?
  • Sewer or septic. Many older parts of Sebastian are on septic. A new septic system, and the county’s push to move homes to sewer, both belong in your budget. See septic to sewer in Indian River County.
  • Flood zone and fill. Low lots may need fill to reach the required floor height, and fill costs real money.
  • Trees and clearing. Clearing a wooded lot adds cost and sometimes needs a permit.
  • Drainage. Your new house will sit higher than older neighbors. Make sure the site plan sends water where it should go.

Impact fees and other one-time costs

Indian River County charges one-time impact fees on new homes to pay for roads, schools, parks, libraries, law enforcement, fire and EMS, corrections, solid waste and public buildings. The current schedule took effect October 11, 2022. When you buy from a builder, ask whether they’re built into the price or charged separately. If you’re building on your own lot, you’ll see them at permit time.

Also budget for the survey, a new-construction inspection at each stage, window coverings, landscaping upgrades, and your property tax at full value. New homes get taxed on their completed value, so the first full bill can be a jump. Before you sign: my checklist for new homes in Sebastian FL

Get your own agent before you walk into the model. Many builders want your agent to register you on your first visit, so bring them along or call ahead. The builder’s salesperson works for the builder. I’d compare two or three builders on the same size home, read the contract’s deposit, delay and warranty terms, and hire an independent inspector for the pre-drywall and final walkthrough even on a brand-new house. New block homes with impact windows tend to insure better than older homes, so get a wind mitigation report at closing. Shop insurance before you go under contract, not the week before closing, and ask the builder for the roof, window and door specs your agent will need for the quote. Check the flood zone too.
