Property for sale under $300,000 in Sebastian FL comes in three shapes: a small house, a condo, or a lot. On October 14, 2026, my search across all property types returned 30 listings. Pick the type first, then the listing. Each one brings its own set of costs and paperwork, and the cheapest sticker price isn’t always the cheapest to own.

How the 30 listings break down
Here’s the mix, using the type-specific searches I ran the same day:
| Type | Count on Oct 14, 2026 | Price range | Median |
|---|---|---|---|
| Single-family houses | 11 | $239,900 to $299,000 | $259,899 |
| Condos | 7 | $202,500 to $299,900 | $242,000 |
| Land and no-bedroom listings | 9 | from $74,900 | Varies |
That accounts for 27 of the 30. The other 3 didn’t show up in the type-specific searches.
Two things jump out. First, houses and condos overlap almost completely on price. Second, nearly a third of this search is dirt. That’s useful if you want to build. It’s noise if you want to move in next month, so filter it out on the live search.
Option 1: a small house
The 11 houses under $300,000 had a median of 1,072 square feet. The cheapest was $239,900 for 1,040 square feet in 32976. The next one up was $244,000 for just 806 square feet.
You get your own roof, your own yard, and no condo board. You also get every repair bill. At about $253 a foot, these are the most expensive Sebastian houses per square foot, because the land under them sets a floor on price.
Pick this route if you want a yard, a garage, or a dog without weight limits. Budget for a roof, an AC, and insurance on a whole structure. Ask about septic too. Many Sebastian homes use it, and my guide to septic to sewer in Indian River County explains what that means for you. More on this tier in Sebastian homes under $300,000.
Option 2: a condo
The 7 condos had a median of $242,000 and 1,261 square feet. So the typical condo was about $17,900 cheaper than the typical house and about 189 square feet bigger.
The catch is the monthly dues and the association’s health. Since Surfside, Florida requires milestone inspections on taller condo buildings and stronger reserve funding for many associations. Some owners have faced big dues hikes or special assessments as a result. Read the budget, reserves, and minutes before you commit. I go through that in Sebastian condos under $300,000 and in my guide to buying a condo in Florida.
Option 3: a lot
Nine listings were land or had no bedrooms, starting at $74,900. A lot can make sense if you plan to build in a few years, or if you want to lock in a location now.
It’s a slower, more involved path. Before you buy a lot, find out:
- Whether city water and sewer reach it, or you’ll need a well and septic
- The zoning and any deed restrictions
- The flood zone and the required building elevation
- What it will cost to clear and fill the lot
Building costs will be the bigger number. Talk to a builder before you buy the dirt. My page on Vero Beach new home builders is a starting point, and land for sale in Vero Beach covers more on buying raw land in the county.
Paying cash is common on lots, since many lenders treat land loans differently from home loans.
Which one I’d steer most buyers toward
For a full-time resident who wants low surprises, I’d lean toward the house, as long as the roof and AC are in decent shape and the inspection comes back clean. You control your own costs. With a condo, a board vote can change them.
For a snowbird who’s gone half the year, a well-funded condo usually wins. Someone else handles the outside, and you can lock the door and leave.
The lot only wins if you have a real building plan and the patience for it.
