Homes for sale under $300,000 in Sebastian FL are scarce, and the ones you’ll find are small. When I ran this search on October 14, 2026, it returned 11 houses. Sebastian had 92 for-sale listings of every type that day, so this band was a thin slice. The median home was 1,072 square feet at $259,899. If you’re coming in with $300,000, plan on fewer choices and less space than the price might suggest.

The price floor is $239,900

There was nothing under $239,900. The two cheapest houses were:

  • $239,900 for a 2-bedroom, 1,040 square feet, in 32976
  • $244,000 for a 2-bedroom, 806 square feet, in 32958

At the top of the band, $294,990 bought a 3-bedroom with 1,152 square feet. $299,000 bought a 3-bedroom with 1,420 square feet. Both were in 32958.

That’s a tight range. From the cheapest to the most expensive house was about $59,000.

Look at the $244,000 house again. 806 square feet is smaller than a lot of two-bedroom apartments. It can work well for a single buyer, a snowbird, or someone who wants a low-upkeep base near the river. It won’t work for a family of four. Know which buyer you are before you tour, because in a band this small the cheapest listing will pull at you. The bedroom split was even too: 5 two-bedrooms, 5 three-bedrooms, and 1 listed with five or more.

Sebastian costs more per foot at this price

Here’s the number that surprises people. At $253 a foot, Sebastian’s under-$300,000 homes cost more per square foot than Vero Beach’s on the same day. My Vero Beach search under $300,000 returned 74 houses at a median of $209 a foot and 1,227 square feet.

So in Vero Beach, the same money bought more house and far more choice. That doesn’t make Vero the right pick. Sebastian has its own pull: the river, the small-town feel, and a different pace. My comparison of Vero Beach vs Sebastian gets into that. But if square footage is your top need, look at both towns side by side.

Why is Sebastian higher per foot here? Small houses almost always carry a higher per-foot price, and this band is full of them. An 806-square-foot home pulls the average up fast.

The 32976 listings need a closer look

Two of the 11 homes carried a 32976 address. That zip covers Micco and Barefoot Bay mailing addresses tied to Sebastian. Manufactured homes and age-restricted communities are common in that area, so check before you assume it’s a standard house on owned land.

Before you tour one, ask:

  1. Is it site-built or manufactured?
  2. Do you own the land, or is it a land lease?
  3. Is there a 55+ restriction?
  4. What’s the monthly HOA or community fee?

If manufactured homes are on your list anyway, my guide to manufactured homes for sale in Sebastian FL explains how financing and insurance differ.

Inspect for insurance before you inspect for looks

A small, older house at this price can be hard to insure. Florida carriers often want a 4-point inspection and a wind mitigation report before they’ll quote. The roof’s age drives a lot of that. An old roof can mean a higher premium or no policy at all.

Order both reports early in your inspection period. Get a real quote before you’re past the point where you can walk away. My post on wind mitigation and four-point inspections explains what each one checks.

Also confirm septic or sewer. If it’s septic, ask the system’s age and for any pump records.

Move fast, but read the details

With 11 homes in the band, you won’t have many second chances. Save the search on sterlingluxe and turn on alerts. When something lists, see it within a day or two.

Speed doesn’t mean skipping steps. Look at the flood zone, the roof year, and the HOA rules if there are any. If you can stretch to $350,000, the field opens up. I cover that band in homes for sale under $350,000 in Sebastian FL, where the search returned 20 homes.
