- There were 11 townhomes for sale under $400,000 in Vero Beach when I ran the search on October 14, 2026.
- Prices ran from $220,000 to $359,000. The median was $268,000 for 1,416 sq ft, about $203 a foot.
- Nothing in this band was above $359,000, so a $400,000 budget covers the whole list.
- 32966 and 32960 held 9 of the 11.
Townhomes for sale under $400,000 in Vero Beach are a short list. On October 14, 2026, my search found 11. You can see all of them in one sitting. That’s the upside and the problem. A townhome sits between a condo and a house, and in Vero Beach there aren’t many of them at this price. If you want one, plan to move fast when the right unit shows up.

Why buyers pick a townhome over a condo
A townhome gives you two things a condo can’t promise. No one above them. No one below them. You share a wall, maybe two, but you don’t hear footsteps on your ceiling.
You’ll often get a small patio or courtyard too, and sometimes your own garage.
The trade is price and choice. When I ran the condo search the same day, there were 85 Vero Beach condos under $300,000 and 12 more from $300,000 to $500,000. Townhomes gave you 11. If quiet and a door to the outside matter most, that’s a fair trade. If you want lots of options, look at the condo side too. The under $300,000 condo guide is a good place to compare.
All 11, by the numbers
The cheapest two and most expensive two give you the shape of the band.
- $220,000: two bedrooms, 1,416 sq ft, 32962
- $248,000: two bedrooms, 972 sq ft, 32966
- $349,900: three bedrooms, 1,750 sq ft, 32966
- $359,000: three bedrooms, 1,766 sq ft, 32967
That $220,000 unit is interesting. It’s the same size as the median townhome, 1,416 sq ft, at $48,000 under the median price. A gap like that usually has a reason. It could be condition, the HOA, the location, or a motivated seller. It’s worth finding out which.
By bedrooms, it’s 7 three-bedrooms and 4 two-bedrooms. That’s a better mix than the condo market, where two-bedrooms dominate and three-bedrooms are rare. If you need the third bedroom on a budget under $360,000, townhomes are one of the better places to find it.
Where they are
The zip split from October 14:
| Zip | Townhomes |
|---|---|
| 32966 | 5 |
| 32960 | 4 |
| 32962 | 1 |
| 32967 | 1 |
All 11 were on the mainland. None were on the barrier island. 32966 had the most. 32960 covers more of the central and downtown side. If the zips are unfamiliar, my Vero Beach zip code guide shows where each one falls.
The HOA question is different for townhomes
A townhome can be set up as a condo or as fee simple. That one detail changes a lot.
Fee simple townhome. You own the unit and the land under it. The HOA usually handles common areas and maybe exterior paint or landscaping. You usually insure the whole structure yourself, roof included.
Townhome set up as a condo. You own the interior. The association owns and insures the structure. You carry an HO-6 policy. And the post-Surfside condo rules on reserves and structural studies can apply to the association.
Ask which one it is before you get a quote. Insurance, lending, and your monthly costs all hinge on it.
If it’s fee simple, you’re also on the hook for the roof. Roof age will drive your insurance premium and may decide whether a carrier writes the policy at all. My guide to wind mitigation and four-point inspections explains what insurers ask for. Then check the Vero Beach home insurance cost guide for what drives the price.
Searching a market this small
With 11 listings, the normal advice to “see a lot of homes” doesn’t work. You’ll see them all in a week. Here’s what I’d do instead.
Save the search on sterlingluxe.com and set alerts. A single new listing adds almost 10% to this market. Set your price filter at $400,000 even though nothing sits above $359,000 today, so you catch a new listing anywhere in your range.
Look at the Vero Beach townhomes page for the bigger picture across all prices. And if a townhome doesn’t turn up in time, mainland houses are the next step up. On October 14 there were 199 Vero Beach houses under $400,000. My homes under $400,000 post covers that list.
FAQ
Are there any townhomes on the beach under $400,000 in Vero Beach?
Not on October 14, 2026. All 11 were on the mainland.
Is a townhome easier to finance than a condo?
Often, if it’s fee simple. A condo-form townhome gets reviewed like any condo, so the association’s finances matter to the lender.
