- At this level, the building’s structural and reserve history is worth more of your attention than the finishes.
The market for condos for sale over $500,000 in Vero Beach is small and almost all beachside. When I ran this search on October 14, 2026, it returned 14 condos. Eleven sat on the barrier island. The median ask was $742,000, and you were paying about $515 a foot for the view and the address. Most of what you’re judging in this band isn’t the unit. It’s the building, the beach access, and the association behind them.

The spread from $529,000 to $4.25 million
Fourteen listings, and the range is huge. Here are the four ends of it.
| Price | Beds | Sq ft | Zip |
|---|---|---|---|
| $529,000 | 3 | 1,700 | 32960 |
| $549,000 | 2 | 1,400 | 32960 |
| $1,495,000 | 3 | 1,630 | 32963 |
| $4,250,000 | 3 | 5,684 | 32963 |
The two cheapest were both on the mainland in 32960. The two most expensive were both on the island. And look at that $1,495,000 unit. It’s 1,630 sq ft, about the same size as the $529,000 condo at the top of the table. Same footprint, nearly three times the price. That’s what the island and the water do to a number.
Only 2 of the 14 were over $1 million, so most of this band lives between $529,000 and $1 million. The bedroom count splits evenly: 7 two-bedrooms and 7 three-bedrooms.
Island, mainland, and one outlier
By zip, it’s 11 in 32963, 2 in 32960, and 1 in 32967.
The 2 in 32960 are worth a closer look if you want a condo near downtown and the river rather than the ocean. They’re the cheapest entries here and the biggest units for the money.
The 11 on the island are the core of this market. Some will be direct oceanfront, some riverside, some across A1A with a short walk to the beach. Price per foot moves a lot depending on which of those you’re in. If you want direct oceanfront only, my Vero Beach oceanfront condos page narrows it down.
The question I’d ask about every building
Has it done its milestone inspection, and what did it find?
After Surfside, Florida requires condo buildings three stories and up to get milestone structural inspections. Local officials can require buildings near salt water to start sooner. Associations also have to complete a structural integrity reserve study and fund reserves for the big items like the roof, structure, waterproofing, and windows. Boards can’t vote to skip that funding anymore.
For a beachside building, salt air and concrete are a hard pair. Spalling repairs, balcony work, and window replacement can be large projects. When reserves haven’t kept up, owners pay through a special assessment. On an oceanfront building, that number can be big.
What to ask for, in this order:
- The milestone inspection report, if done, and its phase two findings
- The structural integrity reserve study
- The current budget, including reserve contributions
- Board minutes for the past year or two
- Any pending or approved special assessment
If the building looks great on paper, you’ll know in an afternoon. If it doesn’t, you’ve saved yourself months.
Costs that grow with the price
Your monthly fee in this band covers a lot: the master insurance policy, reserves, maintenance, and often amenities like a pool, gym, or staffed lobby.
On top of that, you’ll carry an HO-6 policy for the interior and probably flood coverage. Get quotes during your inspection period, not after. My Vero Beach home insurance cost guide and the hurricane and flood insurance guide cover how those policies work here.
Property tax also matters more as the price climbs. If this will be your primary home, homestead caps the yearly growth in your assessed value. If it’s a second home, it doesn’t. My Indian River County property tax guide explains the difference.
Who buys here, and how
This band draws second-home buyers, snowbirds, and people downsizing from a big house on the island. Many pay cash.
If you’re financing, know that lenders look closely at the building as well as you. Some won’t lend in a building with open structural work or a pending assessment. Bring your lender in early.
The other thing I’d tell you is simple. With 14 listings, you won’t see many new ones a month. Save the search on sterlingluxe.com and set alerts so you hear about a new listing on day one. When the right unit in the right building comes up, the buyer who’s ready wins it.
FAQ
How many Vero Beach condos are listed over $1 million?
On October 14, 2026, there were 2. The rest of the 14 were between $529,000 and $1 million.
Is a condo over $500,000 a better buy than a house at the same price?
It depends on what you want to own. A condo trades yard work and roof bills for a monthly fee and an association. When I ran the house search that same day, the $500,000 to $750,000 band had 104 houses, so you’ll have more house options than condo options at this money. The $500,000 to $750,000 homes post covers that side.
