Sebastian and Vero Beach meet at $211 a foot

Here’s the same-day comparison, homes under $400,000:
| Sebastian | Vero Beach | |
|---|---|---|
| Listings | 33 | 199 |
| Median price | $339,900 | $339,000 |
| Median size | 1,674 sq ft | 1,538 sq ft |
| Median $/sq ft | $211 | $212 |
The median prices are $900 apart. Sebastian’s median home is a bit larger. Vero Beach has six times as many listings, which matters if you want lots of choice.
So at this price, pick the town you want to live in. The value is about the same. Sebastian is smaller and quieter, with the Indian River Lagoon and the Sebastian Inlet close by. Vero is the bigger town, with six times the listings in this band. My Vero Beach vs Sebastian post breaks that down. If you’re leaning toward Vero, the same band is covered in homes for sale under $400,000 in Vero Beach.
31 of 33 homes are in 32958
Only 2 listings carried the 32976 zip, which covers Micco and Barefoot Bay mailing addresses. Everything else was in 32958, Sebastian proper.
Within 32958, location still varies a lot. Some homes sit in Sebastian Highlands on single lots with no HOA. Others sit in planned communities with an HOA, shared amenities and newer construction.
If HOA living appeals to you, start with my guide to Collier Club. Ask for the HOA budget, the reserve balance and the last two years of meeting minutes on any home in a managed community.
What the top of the band buys
At the top end, $390,000 bought a 3-bedroom with 1,858 square feet. $399,000 bought a 4-bedroom with 1,983 square feet. Both were in 32958.
The bedroom count across all 33:
- 2 bedrooms: 7
- 3 bedrooms: 18
- 4 bedrooms: 7
- 5 or more: 1
If you need four bedrooms, this is the first Sebastian band where you’ll have a handful to compare. Under $350,000 there were only two.
Newer homes and older homes need different checks
This band mixes older homes on single lots with newer homes in planned communities. The inspection focus changes depending on which one you’re buying.
On an older home, insurance is the first hurdle. Insurers will want a 4-point inspection covering the roof, electrical, plumbing and HVAC. An old roof can mean no quote at all. Order the 4-point and a wind mitigation inspection early, and get a real quote before your inspection period ends.
On a newer home, check what’s left on the builder warranty and whether it transfers. Ask for the certificate of occupancy date. Look at the HOA documents closely, since newer communities sometimes raise dues once the builder hands over control.
Either way, check the flood zone. Homes near the river or in low spots may need flood insurance even if the lender doesn’t require it. Ask for an elevation certificate if the seller has one. It’s the document a flood insurer will want.
Writing an offer in this band
With 33 homes listed, you have room to compare. That gives you some room to push on price. Look at how long a home has been on the market and what’s sold nearby before you set your price. My reasonable offer chart is a good place to start.
