Oak Harbor Vero Beach: Gated 55+ Living With a Member-Run Club
- Oak Harbor is a gated 55+ community in Vero Beach’s 32967 zip code with about 235 homes, a mix of golf cottages, single-family homes, villas and about 60 condos.
- It started as the senior living section of Grand Harbor before it was split off and sold, and it sits next to the Indian River.
- The Oak Harbor Club has a 9-hole Joe Lee golf course, croquet, pickleball, tennis, a pool, and a 42,000 square foot clubhouse. Members took over running the club in August 2023.
- Recent sales ran from about $299,000 for a condo to $2.2 million for a large home on St. James Island.
- Condo fees are high. One 1997 condo that sold in February 2026 carried a fee of about $1,480 a month.
- Somerset House, a 30-bed assisted living residence, is inside the community, which is a big reason people buy here.
Oak Harbor Vero Beach is a small, gated 55+ community on the mainland near the Indian River, built around a private club with golf, croquet, dining and an on-site wellness program. It’s for buyers who want a club life and a plan for later years in the same place, without the price of the island. It’s also a community that went through an ownership change at the club, and you should understand that before you buy.
Where Oak Harbor is
The club’s address is 4755 South Harbor Drive, Vero Beach, FL 32967. The Indian River Chamber listing places it near the Indian River and Vero Beach’s arts district. Oak Harbor was originally part of Grand Harbor, and it’s still next to it.
The neighborhoods inside have island names. You’ll see St. Catherine’s Island, St. James Island, St. Anne’s Island and St. Georges in listings, plus condo buildings along Oak Harbor Boulevard and South Harbor Drive. Listing descriptions call the style Bermuda-inspired, and the condo listings note a guard-gated entry with phone entry.
What kind of community Oak Harbor is
According to Vero News, Oak Harbor has about 235 homes: golf cottages, larger single-family residences, villas, and about 60 condos. It’s gated and 55-plus.
The history matters. Oak Harbor began as the senior living section of Grand Harbor. It was spun off, and Los Angeles-based Dylan Investments bought it in 2015. On August 1, 2023, the members took control of the club and now run it as a not-for-profit. Dylan Investments stayed on as landlord of the club property, and members have an option to buy it within five years. Dylan also still owns Somerset House.
Why should a buyer care? Because the club’s finances and that purchase option affect what you’ll pay in dues over the next few years. Vero News reported members started a renovation program of more than $2 million covering roofing, storm shutters and a clubhouse refresh.
The Oak Harbor Club
The club is the heart of the place. Here’s what it offers, per the club and the Chamber listing:
- A 9-hole golf course designed by Joe Lee (Florida Golfer lists it as opened in 1997)
- Croquet, which has a serious following here
- Tennis, pickleball and bocce
- A heated pool and a fitness center
- A 42,000 square foot clubhouse with dining for about 250
- A salon and valet parking
- A wellness program staffed by registered nurses
Membership is open to residents and non-residents, and the club offers three membership tiers. At the member takeover in 2023, Vero News reported about 160 members with a goal of 200 or more and no waiting list.
Before you buy, I’d get answers to these from the club office in writing:
- What each membership tier costs to join and per year
- Whether there’s a food and beverage minimum
- Whether members have been assessed in the last five years, and for what
- How the members plan to fund the option to buy the club property
- Whether a membership transfers with the house when you sell, and what that does to resale value
A club that members own and run can be a great thing. Members set the priorities, and the money stays in the club. It also means members carry the cost of big repairs. Know what you’re signing up for.

Somerset House and aging in place
Somerset House at Oak Harbor is a 30-bed assisted living residence inside the community. Top Retirements describes the setup as independent living, assisted living, condos, villas and cottages on the same grounds. For a couple where one spouse may need more care later, that’s the selling point. One can move to Somerset House and the other can stay in the house on the same grounds.
Somerset House is a separate business with its own pricing.

Prices at Oak Harbor spread wide because the housing does. Here are recent closed sales from a listing report updated September 26, 2026.

Active listings in September 2026 included homes on St. Catherine’s Circle at about $777,000 to $780,000, St. Anne’s Lane at $1.3 million to $1.55 million, and St. James Avenue at about $2.2 million.
One sale tells you a lot about the condo market here. 1510 Oak Harbor Boulevard #201 was listed at $650,000 in May 2024 and sold for $310,000 in February 2026. That’s a 52% drop from the first asking price. Condo buyers across Florida got pickier after the new condo laws and insurance jumps, and high monthly fees make it worse. If you’re buying a condo here, that gives you room to negotiate. If you’re selling one, price it right the first time.
HOA and condo fees
That same condo carried a fee of about $1,480 a month. The listing says it covered common areas, building insurance, grounds and structure maintenance, parking, security and trash. Built in 1997, it also had an elevator.
At least one Oak Harbor condo building has third-floor units, like the #301 sale above. Florida’s milestone inspection and Structural Integrity Reserve Study rules apply to condo buildings three habitable stories or taller. Flood, insurance and inspections
Oak Harbor sits near the river, and the condo listing mentions waterfront and water views. Get flood and wind quotes early. My guide to hurricane and flood insurance explains how the two policies split a claim.

Is Oak Harbor right for you?
Oak Harbor fits buyers 55 and up who want a small gated community with a real club, like croquet or 9-hole golf more than 18, and want assisted living on the same grounds. It doesn’t fit someone who wants a big championship course, low monthly costs, or a community without an older crowd.
