Millstone Landing Vero Beach: Homes, HOA, and Prices

  • Millstone Landing is a single-family neighborhood in south Vero Beach, off 27th Avenue SW south of Oslo Road.
  • Homes were built from about 2006 to 2021. GHO Homes came in with new phases starting in late 2014.
  • Recent sales ran from about $362,000 to $625,000, with a median sale price around $425,000, and most homes are 3 or 4 bedrooms.
  • HOA dues run roughly $143 to $175 a month and cover a clubhouse, pool, and fitness center, plus the community’s lakes and common areas.

Millstone Landing is one of the better mid-priced newer-home neighborhoods on the south side of Vero Beach. You get a concrete block house built in the last 20 years, a clubhouse and pool, and a lake view on a lot of the homesites, for less than you’d pay for similar space closer to the river. Here’s where it is, what the homes cost, what the HOA covers, and what I’d look at before buying.

Where Millstone Landing is

Millstone Landing sits in southern Indian River County, on 27th Avenue SW south of Oslo Road. Streets inside include Berkshire Circle SW, Belmont Circle SW, Newmark Circle SW, and Albany Terrace SW. Addresses are Vero Beach, but you’re in the unincorporated county, not the City of Vero Beach. That matters for utilities and taxes. My Vero Beach city limits post explains the difference.

Oslo Road runs east to US 1 and the river. Nearby shopping includes Oslo Plaza and Blue Heron Plaza, and South County Park is close. Vero Beach Regional Airport is about 6 miles away.

Who built it

The neighborhood started before GHO Homes arrived. Listing data shows homes built as early as 2006. [ADD: original developer and builder for the first Millstone Landing phase]. Some listings also mention Lennar homes.

GHO Homes announced it was adding Millstone Landing in 2014, with a groundbreaking set for October 2014. Its first release was 38 homesites, 20 of them on the lake, with plans from 1,634 to 2,748 square feet. GHO brought several floor plans over from its Fieldstone Ranch community. By early 2017, GHO was pricing homes from $257,490, with nine plans running from 1,634 to 2,584 square feet plus four more plans in a North Lake section.

GHO is a local builder, and a lot of buyers like its block construction and standard features. Its 2017 spec sheet listed impact-resistant windows, quartz or granite counters, tile in the living areas, and 9-foot minimum ceilings. The homes

Everything in Millstone Landing is single-family. Homes range from about 1,600 to 3,500 square feet, with 2 to 5 bedrooms and 2 to 3 baths. Most are one story, and a handful are two. Echo Fine Properties counts 369 homes in the neighborhood.

The community has nine lakes, so lakefront lots are a big part of the inventory and they sell at a premium.

Here’s a sample of recent sales in the first phase, from local MLS data.

Across the neighborhood, closed sales have run from about $320,000 to $625,000, with a median of about $425,000 and an average of about $192 per square foot. Recent listings sat between about $399,000 and $575,000.

For comparison, the median sale price across Vero Beach was about $379,000 on Homes.com recently. Millstone Landing runs above that because the homes are newer and bigger than the county average.

HOA fees and amenities

HOA dues show up in listings in the range of about $143 to $175 a month, and some listings show about $432 a quarter. [ADD: current HOA dues and what they include, from the association or management company].

The amenities GHO listed when it came in were a clubhouse with a library, computer room, meeting rooms, and an event kitchen, plus a community pool and a large fitness center. Some listing sites also mention tennis and basketball courts. GHO also marketed a gated entry and street lighting.

Before you make an offer, get the HOA’s rules on leasing, parking, fences, and pools. If you plan to park a boat or RV in the driveway, ask now. That’s a common deal breaker in HOA neighborhoods.

Schools and who lives here

Millstone Landing is all ages, not a 55+ community. It’s zoned for Citrus Elementary, Oslo Middle, and Vero Beach High School. See my schools in Vero Beach guide for more.

What to check before buying in Millstone Landing

Most homes here are young enough that the roof, windows, and AC are the big questions, not the structure. A few things I’d look at on any house in the neighborhood:

  • Roof age. The 2006 to 2010 homes are getting close to the age where insurers start asking questions.
  • The wind mitigation report. Newer block homes with impact windows usually score well, and that can cut your premium a lot. See wind mitigation and four-point inspections.
  • Flood zone and lake setbacks on lakefront lots.
  • Any open HOA violations or special assessments.

And price your homeowners insurance during your inspection period. On a lakefront lot, ask the carrier whether flood coverage is required or just recommended, and get a flood quote either way. It costs little to ask and it can change your monthly number.

Budgeting for taxes and insurance

Don’t budget off the seller’s tax bill. In Florida, the assessed value resets to market value after a sale, so the seller’s Save Our Homes cap doesn’t come with the house. If the seller has owned for 10 years, your bill could be a lot higher than theirs. Ask me for an estimate based on your price, and if it’s your main home, file for the homestead exemption by March 1 of the year after you close. Then add the HOA, insurance, and utilities.

Resale in Millstone Landing vs. new construction elsewhere

Homes in Millstone Landing went up through about 2021, so most of what you’ll find now is resale. That’s not a bad thing. A resale home in Millstone Landing comes with finished landscaping, window treatments, a known HOA, and neighbors already in place. You also know what the homes around you sold for, which you can’t say about a brand new subdivision still selling its first phase.

New construction elsewhere in south Vero gets you a new roof and a builder warranty, but you’ll often pay for upgrades, wait months, and live next to a construction site. For most buyers in this price range, I’d take a well-kept 2015 Millstone Landing home over a base-model new build down the road.

Is Millstone Landing right for you?

If you want a newer block home on the mainland with a pool and clubhouse down the street, a manageable HOA, and a price in the $400,000s to $500,000s, Millstone Landing should be on your list. If you want to walk to the beach, want a golf club, or need a big lot with no HOA, look elsewhere. Sebastian Highlands and Vero Lake Estates are better fits for that.
