Overview
- When I ran this search on October 14, 2026, it returned 9 Sebastian houses priced from $459,900 to $609,000.
- Nothing above $609,000 was listed as a Sebastian house on my IDX that day.
- The median was $499,990 for 2,195 square feet, about $248 a foot.
- Six of the 9 had four bedrooms. All 9 were in the 32958 zip.
Sebastian FL homes for sale over $450,000 make up a very small market with a low ceiling. On October 14, 2026, my search found 9 of them, and the most expensive was $609,000. If your budget is $700,000 or $900,000, you won’t spend it on a Sebastian house this month, at least not one listed under a Sebastian city address. You’ll either buy below your budget here or look south toward Vero Beach.

The whole upper market fits on one page
Nine houses. That’s the full set of Sebastian houses over $450,000 on the day I ran it. Here are the facts that stand out:
- 6 four-bedroom homes and 3 three-bedroom homes
- A median size of 2,195 square feet
- A $149,100 spread from the lowest price to the highest
The two priciest listings are worth a close look:
| Price | Beds | Square feet | Price per foot |
|---|---|---|---|
| $557,000 | 3 | 1,672 | about $333 |
| $609,000 | 3 | 2,195 | about $277 |
Both are three-bedroom homes. Neither is the biggest house in the search. That tells me the top prices here are paying for something other than size. It could be the lot, the water, the pool, the age of the build, or the finish level.
Price per foot jumps once you pass $500,000
This is the part buyers miss. In my October 14 searches, Sebastian houses from $400,000 to $500,000 had a median of about $209 a foot. Houses over $450,000 had a median of about $248 a foot. The $557,000 house above came in around $333.
So above roughly $500,000, Sebastian stops handing you extra square footage for each extra dollar. You’re paying for features. That’s fine if the feature is one you want. It’s a bad deal if you only wanted more room, because the $400,000 to $500,000 band gives you about 2,044 square feet at a lower rate.
My advice: write down the one feature that justifies the premium before you tour. If you can’t name it, drop your max price and see more houses.
When to look in Vero Beach instead
Sebastian is the smaller market. On October 14, 2026, it had 92 properties of every type for sale. Vero Beach had 685.
If you want a house from $500,000 to $750,000, Vero Beach gave you 104 houses that day, with a median of $607,000 for 2,348 square feet. That’s about $273 a foot, and it’s far more choice. The Vero list also includes 3 listings in 32963, the barrier island.
Pick Sebastian over $450,000 when these things matter to you:
- A quieter, smaller town feel
- Being close to the Sebastian Inlet, the river, and the north end of the county
- A specific house you’ve already found
Widen to Vero Beach when you need more listings to compare, a shorter drive to the south end of the county, or a beachside address. My Vero Beach vs Sebastian guide goes deeper.
Due diligence at the top of a small market
With only 9 houses listed above $450,000, appraisals can be harder. An appraiser needs recent closed sales that look like your house. In a thin market, those comps may be older or less similar. If you’re financing, plan for the chance of a low appraisal and know how much cash you’d add to cover a gap.
Then cover the Florida basics on any house at this price:
- Get a full inspection plus a 4-point and wind mitigation report.
- Pull an insurance quote, and a flood quote if the lot is in a flood zone. My page on Florida hurricane and flood insurance explains how the two differ.
- Ask whether the house is on septic or sewer.
- Check the permit history for the roof, the AC, and any additions.
