Lots for Sale Under $50,000 in Vero Beach: 21 Listings and the Questions to Ask
Overview
- My search for lots for sale under $50,000 in Vero Beach returned 21 listings on October 14, 2026.
- Prices ran from $15,000 to $50,000, with a median of $31,000.
- Every one of the 21 sat in three mainland zips: 32967 (10), 32966 (8) and 32962 (3).
- At this price, the lot’s paperwork matters more than its photos. Zoning, flood zone and utilities decide what it’s worth to you.
A Vero Beach lot under $50,000 is a real thing, but only 21 of them were for sale when I ran this search on October 14, 2026. That’s a short list. The median asking price was $31,000, and the range went from $15,000 to $50,000. If you want lots for sale under $50,000 in Vero Beach, you’re picking from a small pool, and you should expect each one to have a catch you need to price in.

Three zips, no exceptions
All 21 lots came from three zip codes. 32967 had 10. 32966 had 8. 32962 had 3. Nothing in 32960, nothing in 32968, and nothing on the barrier island in 32963.
That’s the mainland, mostly west and north of the city core. If your picture of Vero Beach is the beach and Ocean Drive, this band won’t get you there. It gets you a place to build a home on a budget, or a parcel to hold.
Compare that with the wider band. When I raised the cap to $100,000, the same search returned 45 lots. So about half of all sub-$100,000 land in Vero Beach was priced at $50,000 or less that day. My post on land for sale under $100,000 in Vero Beach covers the full band.

Why a lot costs $31,000
A low price always has a reason. Sometimes the reason is fine. Sometimes it kills the deal. These are the four I see most:
- No sewer at the street. You’ll need a septic system, and possibly a well. That adds cost up front. See my notes on septic to sewer in Indian River County.
- Low ground. A lot that needs fill to reach flood elevation costs more to build on.
- An odd shape or small size. Setbacks can leave less room for a house than you expect.
- An estate or long-time owner who just wants out. This is the good reason. These sellers often price to sell fast.
Ask the listing agent directly why the price is where it is. Then verify the answer with the county.
Holding a lot costs money every year
People forget the carrying costs. You’ll pay property tax every year you own the lot. Vacant land doesn’t get a homestead exemption until there’s a home on it and you live there. My guide to Indian River County property tax shows how the bill is figured.
Some subdivisions also charge road or drainage assessments. Mowing may be required by code. Neither is large, but both add up over five or ten years.
If you’re buying to hold and sell later, run those numbers against what you think the lot will be worth. I won’t guess at appreciation for you. I’ll show you what nearby lots sold for and let you decide.
Check these before you sign
Lots under $50,000 almost never get financed. Assume you’re paying cash. That means no lender appraisal and no lender pushing you to check anything. You’re the only one protecting your money.
My short list before closing:
- Get a current survey.
- Pull the flood zone and an elevation estimate.
- Call the county and confirm the lot is buildable for a single-family home.
- Order title insurance, even on a $15,000 lot.
If the lot is being sold as is, read my post on the as-is contract in real estate so you know what that phrase does and doesn’t mean.
How to get the good ones first
The best lots in this band are the clean ones. Buildable zoning, decent elevation and a paved road. They don’t last long when the price is right. Save the search on sterlingluxe and turn on alerts. You’ll get the new listing the day it posts.
Some land never hits the MLS. Older owners sell to neighbors or to builders by word of mouth. My post on how to find off-market properties in Vero Beach covers a few ways to reach them.
