Houses for Sale Over $1 Million in Vero Beach: What 51 Listings Show
Overview
- When I ran this search on October 14, 2026, it returned 51 houses for sale over $1 million in Vero Beach.
- The median asking price was $1,995,000 for a median 3,049 square feet, which works out to about $652 a foot.
- 24 of the 51 sit on the barrier island in zip code 32963. The other 27 are spread across five mainland zip codes.
- The cheapest one was $1,140,000 for a 4-bedroom, 2,621-square-foot house in 32968.
Over $1 million, Vero Beach splits into two markets that happen to share a price filter. Houses for sale over $1 million in Vero Beach ran from $1,140,000 to $9,900,000 on the day I pulled the data, and the barrier island and the mainland behave very differently inside that range. The middle of this band sits near $2 million
The median house in this search asked $1,995,000. That’s a lot closer to $2 million than to $1 million, and it tells you the band is top-heavy. 25 of the 51 houses asked more than $2 million. So if your budget is $1.2 million, you’re really shopping the bottom half of a much bigger list.
Here’s how the bedrooms broke down:
- 22 had four bedrooms
- 17 had three
- 8 had five or more
- 4 had one or two
Those four small listings are worth a look. Three show one bedroom and one shows two. A house over $1 million with one bedroom usually means the price is about the lot, or it’s a cottage on a big piece of land, or the listing data is off.
Island or mainland: pick first
Here’s where the 51 listings sat by zip code on October 14:
| Zip code | Listings | What it is |
|---|---|---|
| 32963 | 24 | Barrier island (beachside) |
| 32967 | 12 | Mainland, north |
| 32966 | 7 | Mainland, west |
| 32968 | 4 | Mainland, southwest |
| 32962 | 3 | Mainland, south |
| 32960 | 1 | Mainland, central |
The island is where you get the beach, the ocean or river views, and the established names like John’s Island, Riomar and Central Beach. The mainland is where you get more house and more land for the money, plus newer construction and gated golf communities.
My take: if the beach is the reason you’re moving here, don’t bother touring the mainland listings to “compare.” You’ll end up back on the island. If you want space, a big garage, or a newer build, start on the mainland and only cross the bridge if something special comes up.
One detail surprised me. The cheapest island house in the search was $1,190,000 for 4 bedrooms and 2,829 square feet. That’s about $421 a foot. The cheapest house overall, on the mainland in 32968, was $1,140,000 for 2,621 square feet, or about $435 a foot. So the entry point on the island was a little cheaper per foot than the entry point on the mainland. I’d guess the island house is older or priced around its lot. Open both and check.
The top of the list shows what location costs
The two priciest houses were both in 32963:
- $9,900,000 for 5 bedrooms and 7,687 square feet, about $1,288 a foot
- $8,995,000 for 4 bedrooms and 4,704 square feet, about $1,912 a foot
The smaller house costs far more per foot. That’s the island in one comparison. Above a certain point you’re paying for the frontage, the lot, and the street, and the house is almost a bonus. If you’re looking at the ocean side specifically, my page on Vero Beach oceanfront homes for sale goes deeper.
What to check before you write an offer
At this price the inspection report matters, but the insurance file matters more. These are the things I want answered before a buyer signs:
- Flood zone and elevation certificate. Ask for the elevation certificate early. It drives your flood premium and sometimes your lender’s requirements. My guide to Florida hurricane and flood insurance covers how the two policies work together.
- A real insurance quote. Get it during your inspection period, not after.
- Roof age and type. Insurers price this hard. A newer roof can change your premium enough to change your offer.
- Seawall and dock condition if the house is on the river. Repairs here aren’t cheap and they don’t show up on a standard home inspection.
- Club and HOA rules. Some island communities tie the house to a club membership.
How to search this band without wasting time
Save the search on sterlingluxe.com and turn on alerts. With only 51 houses, each new listing matters, and a price cut on one house can move it into your range overnight.
I’d also split it. Run one saved search for 32963 only and another for the mainland zip codes. The two groups compete for different buyers, and mixing them makes the median useless to you.
Check the Vero Beach zip codes guide if you’re not sure where a 32966 or 32968 address actually sits. A “Vero Beach” mailing address can be a long drive from the beach.
FAQ
Can I buy a house on the barrier island for around $1 million?
Close. The cheapest 32963 house in my October 14 search asked $1,190,000. Oceanfront is a different number.
Do most buyers at this level pay cash?
Plenty do, but jumbo financing works fine on the right house. The appraisal is the risk with only 51 listings, because good comps can be thin.
