Village Green Vero Beach: 55+ Manufactured Home Guide
Village Green Vero Beach: A Buyer’s Guide to the 55+ Manufactured Home Community
- Village Green is a 55+ land-lease manufactured home community at 7300 20th Street (State Road 60) in Vero Beach, with 782 sites, opened in 1976.
- It’s owned by Equity LifeStyle Properties and managed under its myMHcommunity brand. You buy the home and rent the lot.
- Homes listed on the community’s site recently ran from about $36,000 to $200,000, depending on age, size, and whether the lot is on the water.
- One listing broker shows lot rent of about $952 to $1,056 a month including lawn care. Confirm the current number and what it covers with the office before you make an offer.
- The amenity list is big: three clubhouses, three pools, three fishing piers, a fitness center, tennis and pickleball, and RV and boat storage.
With 782 sites, Village Green Vero Beach is a big 55+ manufactured home community, and its amenity list is long. It’s a land-lease park, so your monthly cost is lot rent plus your own home costs, and the home price is only half the story. Here’s what’s there, what it costs, and what I’d check before buying.
If you’re comparing it with other senior options around town, start with my guide to 55+ communities in Vero Beach and my overview of mobile homes in Vero Beach.
Where Village Green Vero Beach is
The address is 7300 20th Street, Vero Beach, FL 32966. In Vero, 20th Street is State Road 60, the main east-west road through the county. That puts Village Green on the mainland west of downtown, with I-95 to the west and the beaches about 8 to 9 miles east across the lagoon.
The community sits on about 200 acres with lakes running through it. Shopping, the outlet mall, and restaurants along SR 60 are close. You’ll drive for almost everything, so this isn’t a walk-to-town spot.
Who owns and runs it
Village Green is owned by Equity LifeStyle Properties (ELS), one of the largest owners of manufactured home and RV communities in the country. ELS runs its manufactured home parks under the myMHcommunity name, and the on-site operating company is listed as MHC Property Management, L.P. The office phone is (772) 567-5500.
That matters because a big corporate owner sets the lot rent, the rules, and the approval process. Florida’s Mobile Home Act (Chapter 723 of the Florida Statutes) covers parks like this one. It requires the park to give you a prospectus before you sign, and it requires written notice at least 90 days before any lot rent increase. Read the prospectus. It spells out how rent increases work.
Lot rent and what it covers
Lot rent is the number that decides whether Village Green works for you. Sources don’t agree, which usually means the rent has changed over time and some sites are out of date.
| Source | Monthly lot rent shown | Included |
|---|---|---|
| Four Star Homes (listing broker) | $952 to $1,056 | Lawn maintenance |
| MHBO.com (older listing data) | $475 to $725 | Trash, landscaping, water, sewer |
| Community office | Current lot rent range available from the Village Green office | Varies |
I’d plan around the higher number until the office confirms otherwise. Waterfront and lakefront sites usually cost more than interior sites. Ask for the exact rent on the specific lot, not the community range, and ask what the last three annual increases were.
Then do the math over ten years, not one. A $1,000 lot rent that goes up 4% a year is close to $1,480 a month after ten increases. That number, more than the home price, is what decides whether Village Green Vero Beach stays affordable for you.
Home prices at Village Green
The community’s own site recently showed homes for sale from $35,900 to $199,900. Two-bedroom homes ran from about $35,900 up to $189,900, and three-bedroom homes from about $182,900 to $199,900. MHVillage describes the community as 100% multi-section homes, so you’re looking at double-wides and larger, not single-wides.
The wide spread comes down to three things: the year the home was built, how much it’s been updated, and the view. A 1980s home on an interior lot and a newer home on the lake are different products at different prices.
Amenities
This is where Village Green stands out. The community lists three clubhouses, three pools, three whirlpool spas, and three fishing piers. There’s also a fitness center, sauna, library, billiards room, craft room, and a banquet room. Outside, you get tennis and pickleball courts, shuffleboard, bocce, and horseshoes.
RV and boat storage is on site, which is rare and useful if you have a trailer. There’s a planned activities calendar. MHVillage notes the community has won the MHI Community of the Year award.
Rules: age, pets, and rentals
Village Green is an age-qualified 55+ community.
Pets are allowed with limits. MHVillage and MHBO both list a two-pet maximum with breed restrictions. Get the current pet rules in writing before you buy if you have a large dog.
Four Star Homes lists “rentals allowed,” and the community’s own site shows homes for rent. If you want to try it before buying, see my post on 55+ community rentals in Vero Beach.
Financing, insurance, and the age of the home
Because you don’t own the land, most buyers here pay cash or use a chattel loan, which is a personal property loan on the home alone. Chattel loans usually carry higher rates and shorter terms than a mortgage. Some parks work with specific lenders, so ask the office who they see closing deals.
The year the home was built matters more in Florida than almost anywhere. HUD tightened its wind standards for manufactured homes in 1994, and homes built after that are built to a higher wind zone standard. A lot of insurers treat older homes very differently. Before you commit, get a quote on the specific home. My posts on Vero Beach home insurance cost and hurricane and flood insurance cover the basics.
MHBO lists the community’s water as well and the sewer as septic. I’d also get a home inspection from someone who knows manufactured homes, with a close look at the roof, the tie-downs, and any add-on rooms.
Village Green vs. Fairlane Harbor
The natural comparison for Village Green is Fairlane Harbor. They’re built for different people.
| Village Green | Fairlane Harbor | |
|---|---|---|
| Location | SR 60, west of downtown | Indian River Boulevard, on the lagoon |
| Sites | 782 | 232 |
| Opened | 1976 | 1970 |
| Lot rent (listing broker figure) | About $952 to $1,056 | About $1,120 to $2,500 |
| Water | Lakes and fishing piers | Lagoon dock, boat ramp, private docks |
| Owner or manager | Equity LifeStyle Properties | Newby Management |
Village Green Vero Beach gives you more amenities and lower lot rent. Fairlane Harbor gives you the river and a shorter drive to downtown and the island. If you don’t own a boat, Village Green usually wins on value.
Is Village Green right for you?
Village Green fits a buyer who’s 55 or older, wants a lot of amenities and activities, and would rather spend less up front and pay monthly lot rent than buy land. It doesn’t fit someone who wants to build equity in the land or keep monthly costs as low as possible. Lot rent goes up over time, and you don’t control it.
My advice is to run the full monthly number: lot rent, insurance, utilities, and any loan payment. Then compare it with a small condo or villa where you own the land. If Village Green still wins, pick the home by its year built first and its view second.
