Indian River Club Vero Beach: Homes, Membership, and Fees

  • Indian River Club is a 300-acre gated golf community in south Vero Beach, about a mile west of US-1 on Highland Drive, with a private Ron Garl course that opened in 1995.
  • The club is non-equity, and the club and several local agents describe membership as optional, so you can buy a home here and not play golf. Confirm this with the club before you write an offer.

Indian River Club Vero Beach fits buyers who want a private club and a gate but don’t want to buy into the size or price of the barrier island clubs. It’s a quiet, low-density neighborhood of Low Country style homes wrapped around an 18-hole course, with a club you can join at the level you want. The trade-off is inventory. With only a couple hundred homes, you may wait for the right one.

Where Indian River Club is

The club’s address is 800 Carolina Circle SW, Vero Beach, FL 32962. You reach it from US-1 by turning west on Highland Drive, and the main gate is about a mile in on the right. The club describes the location as the very southern end of Vero Beach, less than a mile from the Indian River Lagoon.

You’re a short drive from the shops and services on US-1, and you’ll cross the lagoon to reach the ocean.

The site sits on the old Atlantic Coastal Ridge, so it’s higher ground than a lot of south county. The club set aside a 13-acre scrub oak preserve for Florida scrub jays and gopher tortoises, and the course has been an Audubon International Certified Signature Sanctuary since 1995. By 2015 it was only the second Signature Sanctuary in the world to hold that certification for 20 years.

The golf course and club amenities

Ron Garl designed the course, which opened in 1995. It plays as a par 72 at about 6,914 yards from the gold tees and just over 7,000 from the tips. Lakes and that preserved scrub habitat run through the layout, and with only a few hundred homes on 300 acres, it doesn’t feel crowded.

Beyond golf, the club lists:

  • An Old Florida style clubhouse with dining, a pro shop, and a veranda over the 18th green
  • Two heated pools with lap lanes
  • A fitness center
  • Pickleball courts
  • A practice facility and driving range
  • A four-bedroom guest lodge for visiting family
  • Radio-controlled sailing on the lakes and monthly Audubon bird walks

The gatehouse is staffed, which is a real difference from gated neighborhoods that only have a keypad.

How Indian River Club membership works

Indian River Club is a non-equity private club. You pay an initiation fee and annual dues, but you don’t buy an equity share that you sell back when you leave. The club offers three main categories on its site:

  • Full: unlimited golf, practice facility, bag storage, and everything else
  • Young Executive: full golf for members 49 and under, at a lower rate
  • Social: clubhouse, dining, pools, fitness, and pickleball, with limited golf

Several sources describe membership as optional for property owners, and the published fee schedules list separate owner and non-owner rates, which points the same way. One outside agent blog calls it mandatory, so this is the single most important thing to confirm in writing before you buy.

Published fees have moved over time and differ by source, so treat these as ballpark only:

Another local listing shows a capital assessment and a yearly capital fee on top of initiation and dues.

Homes and neighborhoods inside the gate

Indian River Club is split into nine subdivisions: Bridgewater, Carolina Circle North, Carolina Circle South, Hampton Woods, Oak Hammock, Pine Valley, Summerwood, Water Oak, and Wood Haven. Home styles run from condos and cottages to courtyard and patio homes to custom estates, most of them in a Low Country architectural style.

A 2015 profile counted 211 single-family lots, with all but 40 built at the time, plus three of four planned eight-unit condo buildings. GHO Homes built the last new homes in Oak Hammock, and that section was listed as sold out in February 2026.

Because subdivisions can have their own rules on top of the master HOA, fees and restrictions change street to street. Ask what your section’s dues pay for, since that’s why two similar homes can carry very different monthly costs. Pet rules can also vary by subdivision, even though the master HOA allows pets.

Indian River Club Vero Beach prices and HOA fees

In September 2026, listings in Indian River Club ran from about $335,000 to $1,485,000. In 2025, the MLS showed eight closed home sales with an average sold price of about $571,000. Condos sit at the bottom of that range and custom homes on the course at the top.

Those dues cover the gate, common grounds, and the sub-association’s services, which is why the range is wide. Club dues are separate.

How it compares to other Vero Beach golf communities

Compared with the big island clubs, Indian River Club costs less to get into and has lower dues, and you’re on the mainland, so you’ll drive to the beach. Compared with Grand Harbor, it’s smaller and quieter, with one course instead of two and no marina. Buyers who pick Indian River Club usually want a private course close to home without a big social scene.

What I’d check before buying in Indian River Club

I’d get four things in writing before going under contract. First, whether membership is required and what it costs this year. Second, the master and sub-association budgets and any planned special assessments. Third, the rental rules for that subdivision, since minimum lease terms can differ. Fourth, the roof age and wind mitigation report, because many homes here date to the years after the course opened in 1995, and insurers look hard at older roofs.
