Vista Royale Vero Beach: 55+ Condos on a 27-Hole Golf Course

  • Vista Royale is a 55+ condominium community in Vero Beach’s 32962 zip code, built around the 27-hole golf course now run as American Golf Club.
  • It’s big. Listing data puts it at about 1,500 homes, mostly one- and two-bedroom condos.
  • Condos listed in 2026 ran about $75,000 to $215,000, with a typical two-bedroom, 1,000 square foot unit asking $120,000 to $190,000.
  • Monthly condo fees on one-bedroom listings ran about $496 to $664 in 2026. Fees vary by building, so check the one you’re buying in.
  • There are four clubhouses with four pools, plus tennis, pickleball, bocce and shuffleboard.
  • Florida’s milestone inspection and SIRS rules only reach buildings three habitable stories or taller, so a low-rise building here may fall outside them. Check reserves either way.

Vista Royale Vero Beach is one of the cheapest ways to own a home in a 55+ community in Indian River County, and it’s one of the largest. The association calls it one of the largest 55+ condo complexes on the east coast. You get a golf course out the back window, four pools, and a price that’s a fraction of anything on the island. You also get older buildings, a lot of separate condo associations, and fees that differ from one building to the next. Here’s how to buy well here.

Where Vista Royale is

Vista Royale sits south of downtown Vero Beach in the Florida Ridge area, zip code 32962. The association’s listed address is 400 Woodland Drive, and the golf club is at 100 Woodland Drive. The association says beaches, shopping, dining and hospitals are about five miles away.

Streets inside have names like Woodland Drive, Crooked Tree Lane, Pine Arbor Lane and Vista Palm Lane. Top Retirements notes about 3 miles of private roads, which makes it easy to walk or bike the whole place.

Vista Royale is 55+

The association describes Vista Royale as a 55+ active adult community, and every listing site I checked says the same.

Golf and amenities

The golf course wraps around the community. GolfNow lists the course as opened in 1976. It was long known as Vista Royale Golf and Country Club and today operates as American Golf Club of Vero Beach, with 27 holes. The association calls it a public course, so you pay to play like anyone else.

The condo side has its own amenities, and they’re the reason people pick Vista Royale over a cheaper condo with nothing attached:

  • Four clubhouses, each with a heated pool
  • Tennis and pickleball courts
  • Bocce and shuffleboard courts
  • Fitness center
  • Arts and crafts studio and a theater or media room
  • A year-round calendar of clubs, dances and card games

Vista Royale Vero Beach condo prices

Vista Royale is resale only. The buildings went up decades ago, and the price you pay depends on unit size, floor, view, and how much the last owner updated.

In September 2026, Bex Realty showed about 39 active condo listings, 33 sales in the prior year, an average sale price around $122,600, and about 99 days on market. Redfin put the median list price at $124,000. That’s a buyer’s market by any measure. Sellers are giving up about 4% off asking on average, and some units sit for months.

My read: a clean, updated two-bedroom on the golf course in the $150,000s is fair value right now. A dated unit on the second floor with no view should be well under that. Don’t pay the updated price for a unit you’ll have to gut.

Condo fees and what to check in the budget

Redfin’s September 2026 data showed one-bedroom units with fees of about $496 to $664 a month.

Fees on similar units don’t always match, so get the number for the exact unit and building you’re buying, not a community average.

Florida changed condo law after the Surfside collapse. Milestone inspections and the Structural Integrity Reserve Study (SIRS) apply to buildings three habitable stories or taller, and the 2025 update (HB 913) made that three-habitable-story line explicit. Every Vista Royale unit I saw listed in 2026 was on a first or second floor. If your building is under three habitable stories, those rules generally won’t apply. That’s good news for fees. It also means nobody forced a full reserve study, so you need to ask.

Before you make an offer, ask for these:

  • The current budget and how much is going into reserves
  • The last two years of board minutes
  • Any special assessment passed or being discussed, especially for roofs
  • When the roof on your building was last replaced
  • The master insurance policy and what the association’s deductible is

Pets, rentals and approval

Bex Realty lists dogs and cats as allowed with size restrictions.

Rentals exist. In September 2026 there were about 17 units listed for rent from $1,175 to $2,500 a month. Financing and insurance

A lot of Vista Royale buyers pay cash. If you’re financing, ask your lender early whether the specific building meets their condo guidelines. Low sale prices can also run into lender minimum loan amounts.

You’ll need an HO-6 policy for the inside of your unit and your belongings. The association insures the building. Check the master policy’s hurricane deductible, because a big deductible can come back to owners as an assessment after a storm. Vista Royale vs. Vista Gardens

These two 55+ condo communities are the natural comparison. They’re close in price. The difference is scale.

Pick Vista Royale if you want golf and more going on. Pick Vista Gardens if you want a smaller place where you’ll know most of your neighbors.

One more thing on strategy. With homes sitting three months or more, you don’t need to offer full price on day one unless the unit is clearly the best in its building. Look at how long it’s been listed and whether it’s had price cuts. A unit that’s been on the market 120 days with no offers is a different negotiation from one that listed last week.

Is Vista Royale right for you?

Buy here if you want a low-cost, low-maintenance home in a busy 55+ community, you’ll use the pools and clubs, and you like golf out your window. Skip it if you want a newer building, a garage, or a place you can rent short-term. Compare it with other Vero Beach condos for sale before you decide.
